Property Manager -Commercial/Industrial

The Property Manager is responsible for the overall management of residential, commercial, or industrial properties. This role ensures that properties are well-maintained, tenants are satisfied, and financial goals are met. The Property Manager acts as the liaison between property owners and tenants and oversees daily operations, leasing, maintenance, budgeting, and compliance.

Responsibilities

Customer Relations:

Handle lease agreements, renewals, and terminations; Address tenant complaints, requests, and disputes promptly; Ensure high occupancy and tenant retention; Manage utilities and rent payments

Property Maintenance:

Schedule regular inspections and coordinate necessary repairs; Work with maintenance staff and outside contractors; Ensure compliance with health, safety, and building codes

Financial Management:

Collect rent and other fees; manage delinquencies; Monitor expenses and approve invoices; Generate financial and occupancy reports

Leasing and Marketing:

Advertise vacancies and conduct property showings; Monitor market trends to maintain competitive rental rates

Administrative and Legal Compliance:

Maintain accurate records of all property operations; Ensure legal documents and processes are up to date; Coordinate evictions and legal proceedings when necessary; Comply with local, state, and federal laws

Financial and Audit Reconciliations:

Execute CAM, tax, and insurance reconciliations; Perform monthly review of operating expenses against budget; Act as primary point of contact for tenant inquiries; Analyze and categorize building improvements, ensuring CapEx is accurately included in CAM pools where lease terms allow

Qualifications

Bachelor’s degree in Business, Real Estate, or related field (preferred)

2–5 years of property management experience

Property Management Certification is a plus

Knowledge of property management software

Strong communication, problem-solving, and organizational skills

Ability to manage budgets and make financial decisions

Familiarity with fair housing laws and landlord-tenant regulations
