Affordable Housing Leasing Consultant

Asset Living is a third‑party management firm, serving communities nationwide. Founded in 1986, the company has grown to manage a diverse portfolio of multifamily, single‑family, affordable housing, build‑to‑rent, active adult, and student housing properties.

LEASING CONSULTANT The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations at a property.

Responsibilities

Experience with affordable housing programs (LIHTC, HUD, Section 8, etc.) is preferred.

Property leasing and administration.

Regular/daily onsite attendance.

Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.

Coordinate all functions necessary to close a lease, including appointments, lead generation, tours, unit maintenance, and follow‑up.

Complete all leasing paperwork before move‑in.

Assist with lease audits, walking units, and turn process.

Maintain accurate prospect traffic and leasing data; respond to leads within 24 hours.

Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.

Perform various administrative tasks as needed.

Handle resident complaints, concerns, and requests to ensure satisfaction.

Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter).

Contribute to general upkeep and cleaning of office, common areas, and model unit.

Assist in implementing the annual marketing plan and outreach initiatives.

Review and assist in completing market survey/analysis to generate ideas and formulate plans.

Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey report.

Manage excellent customer service and monitor service request turnaround and responsiveness.

Project a favorable image of the community to achieve property objectives and public recognition.

Ensure consistency in dealing with residents on all matters.

Enforce community policies as delegated by the supervisor.

Education/Experience

High School Diploma or Equivalent.

Ability to understand and perform all on‑site software functions; basic computer skills required.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly move around, communicate with others, and repeat motions involving wrists, hands, and fingers.

Frequently ascend/descend ladders, stairs, scaffolding, ramps, step stools, and remain stationary, standing, or sitting for prolonged periods.

Occasionally move in different positions, work in tight and confined spaces, overhead positions, reach, adjust, or move objects up to 25 lbs., lift or place objects up to 25 lbs., operate machinery or power tools, operate vehicles or golf carts, and work overtime, weekends, night hours, in extreme temperatures, or in outdoor environments such as precipitation and wind.

Compensation and Benefits The salary range is $19 per hour to $21 per hour. Compensation decisions are based on skill set, background, training, certifications, and other factors. The comprehensive total rewards package includes benefits such as medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, and commission and performance bonuses where applicable. Full‑time employees receive paid sick days and company holidays.
