Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.

Essential Duties & Responsibilities

Property Leasing and Administration

Regular/daily onsite attendance is required

Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.

Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow‑up needed.

Complete all leasing paperwork before move‑in.

Assist with lease audits, walk‑throughs of units, and turn processes.

Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.

Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to exceed leasing goals.

Perform various administrative tasks as needed.

Deal with resident complaints, concerns, and requests to ensure resident satisfaction.

Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter, etc.).

Contribute to the general upkeep and cleaning of office and common areas.

Marketing & Outreach

Assist in implementing the annual marketing plan outreach.

Review and complete market survey/analysis continually to generate ideas and formulate plans.

Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey reports.

Customer & Resident Relations

Manage excellent customer service and monitor service‑request turnaround and responsiveness.

Project a favorable image of the community to achieve property objectives and public recognition.

Ensure consistency in dealing with residents on all matters.

Enforce policies of the community that the immediate supervisor delegates.

Education & Experience

High School Diploma or Equivalent.

Ability to understand and perform all on‑site software functions; basic computer skills required.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to move around, stand or sit for prolonged periods, and complete repetitive motions of wrists, hands, and/or fingers.

Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and similar structures, often remaining in a stationary position.

Occasionally required to move oneself in different positions to accomplish tasks in various environments, including tight and confined spaces, overhead positions, reach, adjust, or move objects up to 25 lbs. in all directions, lift or place objects up to 25 lbs., operate machinery and power tools, operate vehicles or golf carts, assess accuracy and thoroughness of work, work overtime or on weekends
ights (emergencies), work in extreme temperatures, weather, or small/enclosed spaces, be exposed to hazardous chemicals, traverse flat or uneven terrain.

Compensation & Benefits Salary Range:

$18 per hour to $23 per hour
