Position Description
The
Real Estate Manager
is responsible for the day‑to‑day implementation of policies, procedures, and programs to assure a well‑managed and profitable commercial property. The Real Estate Manager is also responsible for the operation and maintenance of the buildings and grounds, tenant relations, and accounting functions in accordance with the owner’s goals and objectives.
Essential Job Functions
Establish a working and positive relationship with tenants; maintain liaison through visits and telephone calls, adequately clarify lease requirements and terms, promptly reply to tenant requests and inquiries, and meet all new tenants prior to occupancy.
Promptly respond to all service requests from tenants.
Ensure properties are maintained and repaired in good condition.
Contract with and work with vendors and/or engineering staff, providing direction and oversight.
Assign work priorities, determine the extent of repairs and necessary corrective measures, and when applicable, be responsible for control and operation of heating, air conditioning, and other building systems.
Regularly and thoroughly inspect the commercial properties, grounds, and tenant spaces.
Submit monthly property inspection reports based on observations, noting specific locations, conditions, and recommendations for corrective action.
Prepare the property’s annual budget, review monthly financials, and prepare monthly operating reports to be submitted to client on a timely basis.
Review financials and explain variances from budget that may occur.
Serve as single point of communication with client for all property‑related questions, issues, and concerns.
Ensure timely collection and deposit of rent and other accounts receivables.
Follow company protocol for delinquencies, including default notices, late fees, tenant and landlord communication, and delinquency reporting; input rent and other accounts receivables.
Education and Experience Requested
Bachelor’s degree with minimum 5+ years of commercial property management experience.
Excellent interpersonal and communication skills, both written and verbal.
Superior customer service skills and orientation; collaborative style; ability to maintain professionalism under stressful situations.
Strong organizational skills and attention to detail; ability to plan and manage work under time constraints without direct supervision.
Sound troubleshooting skills and capacity to fully resolve problems.
