This role requires deep familiarity with the Dallas rental market, strong leadership, and a commitment to resident satisfaction. You’ll be responsible for maximizing occupancy, controlling expenses, and ensuring compliance with Texas property laws and Dallas-specific regulations.

The Senior Regional Manager serves as the strategic business leader for Arete Res multifamily portfolio, responsible for driving operational excellence, financial performance, and a high-performing team culture. This role is accountable for transforming strategy into execution, elevating the resident experience, and acting as a culture catalyst who shapes how teams lead, communicate, and deliver results.

Key Responsibilities – Strategic & Operational Leadership

  • Develop and execute portfoliolevel business strategies that align with organizational goals, market conditions, and ownership objectives.
  • Serve as the regional operations architect, continuously optimizing systems, processes, and talent alignment to improve NOI, portfolio value, and longterm stability.
  • Lead datadriven performance reviews and apply predictive analytics to identify trends, mitigate risk, and unlock revenue opportunities.
  • Partner crossfunctionally with Asset Management, Marketing, Construction, and Revenue Management to ensure operational synchronization and scalable growth.
  • Champion operational consistency through standardization, accountability frameworks, KPI alignment, and performance benchmarking.
  • Drive portfolio success using a continuous improvement mindset—actively evaluating, innovating, and removing barriers to high performance.

Culture & Talent Development – Leadership Impact

  • Serve as a culture carrier and talent developer, intentionally building a collaborative, accountable, and peoplefirst operating environment.
  • Inspire and mentor Regional and Property leadership teams, fostering a coachingbased, psychologically safe culture where people grow and perform.
  • Identify and strengthen emerging leaders, creating succession pipelines and elevating bench strength across the region.
  • Model transparent communication, valuesbased leadership, and a hightrust environment that supports empowerment at all levels.
  • Lead through influence, not just authority—building strong relationships with teams, partners, and ownership groups.

Ownership, Financial, & Portfolio Accountability

  • Oversee financial performance for 512 properties with full accountability for NOI, revenue growth, expense control, and capital planning.
  • Create and manage annual operating and capital budgets with precision, agility, and ownershiplevel perspective.
  • Conduct proactive financial and property health analysis, producing actionable insights for stakeholders and executives.
  • Represent the company as a trusted operator in owner and investor relationships, providing executivelevel reporting, strategy recommendations, and performance narratives.

Qualifications

  • Bachelor’s degree in Business, Real Estate, Leadership, or related field;
  • 10+ years in multifamily operations leadership, including 5+ years in a senior or regional role with multistate portfolio oversight.
  • Proven success leading largescale operational strategy, cultural transformation, and organizational leadership.
  • Demonstrated ability to scale systems, unify teams, and operationalize vision into measurable outcomes.
  • Strong executive presence: influential communicator, strategist, and decisionmaker capable of balancing people and performance.
  • CPM, CAPS, or similar professional certification strongly preferred.
