About the Role
The Asset Manager will be based in the Tampa office and will report directly to the Head of Industrial. The Asset Manager will be responsible for the execution and performance of a portfolio of industrial assets, with a focus on driving asset‑level value creation and supporting broader portfolio objectives. This role will be responsible for marketing and leasing efforts, lead the development and execution of business plans, oversee day‑to‑day asset performance, and collaborate closely with senior leadership, portfolio management, and capital partners. The Asset manager will play a key role in translating portfolio strategy into actionable asset‑level initiatives.
Responsibilities
- Develop and implement strategic asset management business plans for assigned properties, focusing on operational excellence, maximizing value and achieving targeted returns.
- Partner with senior management to refine and execute long‑term business plans for the portfolio, aligning with organizational goals.
- Oversee the preparation and review of monthly, quarterly, and annual reports to clients, ensuring accuracy and timely submission.
- Directly monitor the financial performance of assets, including rent rolls, operating expenses, and capital budgets, to ensure optimal returns and performance.
- Develop and maintain relationships with leasing and investment brokers to stay abreast of local market conditions, trends, and opportunities.
- Manage relationships with third‑party property managers, leasing brokers, and other service providers, ensuring the smooth operation and leasing activity of the portfolio.
- Lead the process for capital improvement approvals, ensuring alignment with asset plans and tenant needs.
- Ensure strict compliance with all lease agreements, loan covenants, joint venture terms, and other key documents.
- Lead the strategic positioning of assets for sale, including managing the disposition process, conducting property inspections, coordinating broker presentations, and overseeing valuation processes.
- Conduct in‑depth market analysis and site‑level inspections to identify and capitalize on repositioning, redevelopment, or other value‑enhancing opportunities.
- Oversee the preparation of strategic property plans, including annual budgets, capital improvement plans, and leasing strategies, to maximize asset value and return on investment.
Requirements
- Bachelor’s degree in Business, Finance, Accounting, Economics, Real Estate, or a related field.
- 5‑7 years of relevant experience in asset management, acquisitions, or real estate finance.
- Experience with industrial assets preferred, particularly within Florida or Southeast markets.
- Proficiency in Microsoft Office Suite and real estate financial/reporting systems.
- Strong financial and analytical skills with experience evaluating asset performance and investment returns.
- Working knowledge of leases, loan documents, joint venture agreements, and real estate investment structures.
- Highly detail‑oriented with strong organizational and analytical skills.
- Self‑motivated with the ability to manage multiple priorities and meet deadlines in a fast‑paced environment.
- Strong written and verbal communication skills, with the ability to clearly present analysis and recommendations.
- Demonstrated ability to work effectively in a collaborative, team‑oriented environment.
