Real Estate Associate (Commercial Transactions & Property Management)

Job Summary

Assist with leasing, maintenance, inspection and utilization of company-owned property realizing the maximum return for the organization. Assist in the acquisition of real estate required for company operations and disposal of real estate not required for company operations.

What You’ll Do

  • Negotiate and handle details in connection with leases, both surface and mineral, on company-owned real estate.
  • Assist in the review and analysis of real estate documents, including oil and gas leases, determining key provisions, obligations, and ownership to maximize return.
  • Conduct inventories and inspections of properties to assess condition and arrange for maintenance as required.
  • Negotiate sale of company-owned real estate and assist in preparing contracts and other legal documents for completion of sales.
  • Negotiate with property owners on real estate desired to be purchased by the company.
  • Assist in preparing deeds, affidavits, and other legal documents to facilitate title clearance and acquisition.
  • Consult with attorneys, title examiners and the AEP Legal department on legal and technical matters related to real estate.
  • Negotiate with property owners for real estate desired to be leased by the company and handle details for lease completion.
  • Negotiate easements from the company to others for various rights on company-owned real estate and handle easement completion.
  • Negotiate and settle damages to non-owned properties caused by company construction and operations.
  • Assist in negotiations with governmental authorities regarding road closure, relocation or vacation of public roads, removal of facilities on company lands, or rezoning for projects.
  • Develop and maintain good relationships with federal, state, municipal, and local government agencies and the general public.
  • Consult with the Real Estate Asset Management team on real estate issues and attend project meetings as required.

Licenses / Certifications

Valid driver’s license.

Real Estate Agent Associate (Salary Grade 5)

Education

Associate’s degree in real estate, business, engineering, paralegal, or related field; or paralegal certification, appraiser/assessor certification or real estate broker; (or) high school diploma/GED with two years’ experience in real estate‑related activities.

Experience

Two years experience in real estate‑related activities in addition to any experience indicated above.

Real Estate Agent (Salary Grade 6)

Education

Associate’s degree in real estate, business, engineering, paralegal, or related field; or paralegal certification, appraiser/assessor certification or real estate broker; (or) high school diploma/GED with two years’ experience in real estate‑related activities.

Experience

In addition to education requirement, four (4) years’ experience in the acquisition or disposition of property or real estate‑related activities.

Additional Expectations

  • Valid driver’s license
  • Travel required: primarily in Harlingen, McAllen, Brownsville, and other areas in Texas
  • Ability to work flexible hours
  • Ability to understand real estate documents
  • Basic computer skills

What You’ll Get

Real Estate Agent Associate (Salary Grade 5): $67,000.00–$77,000.00 annually (USD)

Real Estate Agent (Salary Grade 6): $77,727.00–$87,727.00 annually (USD)

Compensation Data

Compensation Grade: SP20-006

Compensation Range: $63,496.00 – $93,188.50

The Physical Demand Level for this job is: S – Sedentary work. Exerting up to 10 pounds of force occasionally and/or a negligible amount of force frequently. Jobs are sedentary if walking and standing are required only occasionally, and all other sedentary criteria are met.
