
Maintenance Director

Encore at Parkside is currently hiring for a Maintenance Director! The Maintenance Director effectively and efficiently manages Maintenance Department performance to deliver results that consistently satisfy the requirements of the department’s various customer groups and which demonstrate measurable, sustainable improvement.
RESPONSIBILITIES:
- Conduct pre-employment interviews, hire and discharge as required in accordance with appropriate personnel policies.
- Prepare and conduct performance appraisals as required and recommend merit increases when applicable. Evaluate and institute progressive disciplinary actions as deemed necessary in accordance with appropriate directives.
- Provide departmental orientation to newly hired Maintenance associates.
- Plan daily shift assignments and activities, prepare monthly staffing schedule to include vacation and other planned absences.
- Prepare on-call schedule and review and approve bi-weekly time and attendance reports.
- Provide adequate training of all maintenance staff for the carrying out of their duties as prescribed by appropriate policies.
- Review and prioritize work requests for appropriate action and staff assignment. Utilize the computerized maintenance management system to manage and document pertinent details of the work order process. Maintain corresponding work processes that maximize the benefits of the electronic tool while limiting the impact on worker “wrench” time. (PHI)
- Prioritize and schedule all inventoried building equipment preventative maintenance to maintain consistent operation.
- Inspect and maintain for optimal performance all fire alarms, fire suppression sprinklers and firefighting equipment.
- Review and carry out all safety precautions (i.e., Fire and Evacuation Plan, Resident Security, Emergency Lighting, etc.) as prescribed by appropriate directives.
- Assist as needed in the refurbishing of residential apartments and other areas under construction and/or remodeling.
- Operate departmental functions within the established budgetary guidelines.
- Monitor productivity and quality assurance. Prepare reports if required.
- Ensure maintenance department operations and building systems/equipment in regulated portions of the community are in compliance with IDPH requirements.
- Review and approve all supply and equipment requests for the maintenance department. Maintain appropriate supply levels and proper maintenance of all tools and department equipment.
- Monitor building energy and utility consumption. Prepare monthly summaries and provide recommendations for operating or capital changes to improve efficiency.
- Keep all departmental spaces (including maintenance work and supply areas, housekeeping supply, and administrative spaces) in accordance with the accepted standards of cleanliness and appearance.
- Keep all equipment clean, labeled and in good repair.
- Serve as the backup to the Assistant Director of Resident Support Services.
- Perform other related duties as assigned.
- Attend committee meetings to which assigned and contribute to discussion.
- Grow personally in job and conduct self ethically at all times.
- On occasion, this position allows removal of PHI from FVS campus for purposes of work, in accordance with the Confidentiality Policy.

Physical Activities:
- Frequently standing, walking, sitting talking, hearing, bending, squatting, reaching, twisting, feeling, grasping, climbing stairs, ladders or other climbing or balancing, crouching, crawling, kneeling, reaching with hands and arms, tasting, smelling, and other repetitive movement.
- Occasionally being required to drive.
Range of Motion:
- Frequently being able to move from shoulder and above, waist-shoulder, and waist and below height.
Weight Lifting Requirements:
- Occasionally being able to lift up to 50lbs.
Vision Requirements:
- Frequently being able to look at computer monitor, utilize color vision (identifying and distinguishing color), utilize peripheral and depth perception, and have the ability to adjust focus.
Environmental Exposure:
- Occasionally being exposed to biohazard, radiation materials, body fluids/blood, and chemical hazards.
- Occasionally operating equipment and being around animals (laboratory or other).
- Required to wear protective clothing, hearing protection, and respiratory protection other than surgical mask.
QUALIFICATIONS/REQUIREMENTS
Education:
- High school diploma or equivalent education required.
Experience:
- Minimum 1 year supervisory experience in a health care or hospital environment with responsibility for physical plant maintenance and operations.
Knowledge, Skills, & Abilities:
- Must be computer literate.
- Must demonstrate an understanding of all emergency fire and disaster procedures for the community.
- Knowledge of State and Local codes.
- Knowledge of building, system, and equipment operations.
