Land Development Designer / Civil Land Development Engineer This full‑time, in‑office role in Raleigh, NC focuses on civil site and land development design for residential and light commercial projects. You will design and produce construction documents for civil infrastructure, coordinate closely with multidisciplinary engineering teams, and support projects from site due diligence through construction. New team members work directly with experienced professional engineers and designers and receive dedicated training in software, engineering, and design.

Responsibilities

Design site development projects for the residential and light commercial market, including subdivisions and civil site layouts.

Prepare complete construction document drawing sets for civil infrastructure projects, including site plans, profiles, details, erosion and sediment control, stormwater management, phasing plans, and traffic and pedestrian control plans.

Design and lay out underground utilities such as chilled water, hot water, steam, medium voltage power systems, domestic water, and sanitary sewer.

Create site layouts for large mechanical and electrical infrastructure systems, including grading and stormwater management features.

Perform site due diligence and project research to support feasibility, planning, and design decisions.

Assist staff with project‑related duties and submittals, including permit applications and plan submissions to reviewing agencies.

Design and produce detailed plan sets using AutoCAD Civil 3D and other applicable design tools.

Function as a liaison between design staff and Project Managers to ensure clear communication, coordination, and timely project delivery.

Write and assemble well‑organized design reports to present design concepts and technical approaches to internal teams and external stakeholders.

Coordinate closely with in‑house civil, structural, mechanical, and electrical engineers to integrate design disciplines and resolve technical issues.

Perform site visits to verify existing conditions, gather field information, and inspect construction progress for conformance with design documents.

Participate in general departmental training and provide assistance to team members to support continuous improvement of processes and standards.

Essential Skills

Bachelor’s degree in Civil Engineering from an accredited program.

At least 3 years of experience in civil site design, project management, and team coordination.

Proficiency in the design of water and sewer mains, mass grading, roadway horizontal and vertical design, erosion control, and storm drainage for residential and commercial projects.

Demonstrated knowledge of civil site design principles, including grading, stormwater management, and subdivision design.

Strong understanding of governmental regulations, plan preparation standards, surveying principles, and construction techniques related to civil infrastructure.

Hands‑on experience with AutoCAD Civil 3D for civil site and land development design.

Ability to design and coordinate underground utilities, including chilled water, hot water, steam, medium voltage power, domestic water, and sanitary sewer.

Capability to produce clear, accurate, and comprehensive construction document sets and design reports.

Professional Engineer (PE) license, Engineer‑in‑Training (EIT) certification, or being on track toward obtaining one.

Additional Skills & Qualifications

Experience working on high‑profile residential and commercial civil site projects.

Familiarity with the full project lifecycle from site due diligence and research through design, permitting, and construction support.

Strong written and verbal communication skills for coordinating with project managers, design staff, and other engineering disciplines.

Ability to organize and assemble technical reports and documentation for presentations and submittals.

Collaborative mindset and comfort working within a multidisciplinary team of engineers, architects, and construction professionals.

Interest in ongoing professional development through dedicated software, engineering, and design training.

Work Environment This role is based full‑time in an office near Crabtree Mall in Raleigh, NC and is an in‑office position. You will work in a professional environment alongside civil engineers, architects, construction management professionals, and other technical staff. The work involves daily use of AutoCAD Civil 3D and other standard engineering software on modern office equipment. The setting is collaborative and project‑focused, with regular coordination meetings and interaction across disciplines. Occasional site visits are required to verify existing conditions and observe construction progress, which may involve outdoor work at active construction sites. The typical schedule follows standard business hours in a corporate office environment, with professional attire appropriate for an engineering and design firm.

Job Type & Location Permanent position based in Raleigh, NC.

Pay and Benefits Pay range: $80,000 – $100,000 per year.
