Job Summary
The Industrial Property Manager is responsible for the overall management and operations of industrial properties, including warehouses, distribution centers, manufacturing facilities, and logistics parks. This role ensures properties are well‑maintained, compliant with regulations, and operating efficiently while maintaining strong tenant relationships.
Key Responsibilities Property Operations
Oversee daily operations of industrial properties.
Ensure facilities are maintained in safe, functional, and cost‑effective condition.
Coordinate repairs, preventative maintenance, and capital improvement projects.
Conduct regular property inspections and ensure compliance with safety regulations.
Tenant Relations
Serve as primary contact for tenants.
Address tenant concerns, service requests, and lease‑related issues.
Coordinate tenant move‑ins and move‑outs.
Maintain high tenant satisfaction and retention.
Financial Management
Monitor expenses and ensure cost control.
Review and approve invoices and vendor contracts.
Leasing Support
Conduct property tours for prospective tenants.
Vendor & Contract Management
Manage third‑party vendors and service providers.
Negotiate contracts and ensure service quality.
Ensure compliance with insurance and regulatory requirements.
Compliance & Risk Management
Ensure compliance with local, state, and federal regulations.
Maintain proper documentation and property records.
Oversee safety programs and emergency preparedness plans.
Qualifications
3–7 years of property management experience, preferably in industrial real estate.
Some understanding of building systems (HVAC, electrical, plumbing, warehouse infrastructure) is preferred.
