Commercial Construction Estimator

Job Description Job Description The Commercial Construction Estimator is responsible for preparing accurate, timely, and competitive cost estimates for commercial construction projects, including tenant improvements, interior build-outs, renovations, and design-build projects. This role works closely with business development, project management, and leadership to ensure pricing aligns with company strategy, market conditions, and profitability goals. The Estimator plays a critical role in preconstruction successbalancing competitiveness with risk management and margin protection. Base 60K-70K plus commission Qualifications 3 years of commercial construction estimating experience Experience with TI, interior renovations, and/or design-build projects Strong understanding of CSI divisions and commercial construction means & methods Proficiency with estimating software (Planswift) Ability to read and interpret construction drawings and specifications Strong analytical, organizational, and communication skills Detail-oriented with a profitability-focused mindset Key Responsibilities Preconstruction & Estimating Prepare detailed cost estimates from conceptual through final construction documents Perform quantity takeoffs and pricing using drawings, specifications, and scopes Develop budgets for: Tenant improvements Office, retail, warehouse, industrial projects Design-build and negotiated work Solicit, review, and analyze subcontractor and supplier bids Level bids and identify scope gaps, exclusions, and risk items Willingness to attend preconstruction meetings as well as networking events to drive business Collaboration & Strategy Work with Business Development to support early budgeting and client pursuits Collaborate with Project Managers and Superintendents to incorporate real-world production knowledge Participate in preconstruction meetings with clients, architects, and engineers Assist in value engineering and cost-saving recommendations Risk Management Identify potential cost risks and constructability issues Ensure estimates include appropriate contingencies, escalation, and general conditions Maintain estimating standards, templates, and historical cost data Proposal Support Assist with scope narratives, clarifications, and exclusions Support pricing for proposals and negotiated contracts Participate in estimate handoffs to operations upon award Key Performance Indicators (KPIs) Accuracy of estimates vs. final project cost Hit rate (projects awarded vs. bids submitted) Timeliness of estimate delivery Gross margin performance on awarded work Quality of scope coverage and risk identification
