About the Role

Our client, a national owner and operator of student housing communities backed by a leading private equity sponsor, is building a new centralized asset management organization and is hiring a Director of Asset Management to help lead that effort.

This role sits at the center of portfolio strategy and execution, owning performance across 30–40 assets and serving as a key partner to operations, leadership, and ownership. It’s a strong opportunity for an institutional asset manager who enjoys building, modernizing, and scaling functions—not just maintaining them.

What You’ll Do

  • Own asset‑level strategy, business plans, and multi‑year performance objectives
  • Drive NOI growth through revenue optimization, expense management, and capital planning
  • Re‑underwrite assets from an ownership perspective using market data and operational insights
  • Act as a single point of accountability across operations, leasing, marketing, CapEx, ESG, and legal
  • Deliver consolidated portfolio reporting and insights to senior leadership and ownership partners
  • Support acquisitions, dispositions, refinancing, and capital initiatives
  • Conduct regular property visits to assess execution and identify value‑add opportunities
  • Leverage data, dashboards, and technology (Power BI, analytics, AI tools) to enhance decision‑making
  • Manage and mentor Analyst / Associate support
  • Partner closely with a newly hired VP of Asset Management to shape processes, standards, and team structure

What We’re Looking For

  • 5+ years of asset management experience in residential real estate
  • Institutional or private equity real estate experience strongly preferred
  • Student housing experience a plus, not required
  • Strong financial, analytical, and strategic skill set
  • Experience with Power BI or similar reporting / visualization tools
  • Comfort using AI or advanced analytics to improve efficiency and insight
  • Ability to thrive in a fast‑moving, build‑and‑transform environment
  • Experience supporting budget season and rate‑setting cycles
