Director, Real Estate Services

Designation & Level: Director – Workplace Strategy & Technology

Location: Purchase, O’Fallon, Missouri

Reporting Manager: Vice President, Real Estate Services

Responsibilities

  • The Real Estate Services team delivers core services including real estate transactions, workplace strategy, and facilities management, globally coordinated to plan, execute, and optimize enterprise occupancy needs.
  • The Director of Workplace Strategy leads office occupancy strategy, space management, and optimization across the global portfolio. Uses strategic tools and data analytics to drive space planning, design, and operational efficiency in line with Mastercard’s workplace model and real estate strategy.
  • Experience in large-scale corporate real estate across multiple geographies with expertise in workplace strategy, capacity management, stakeholder engagement, and workplace experience. Manages operational and financial complexity, leverages workplace technology in an agile environment, communicates with senior stakeholders and partners, and drives change.
  • Lead global workplace capacity strategy, aligning office footprint with hybrid work models, business demand, and employee experience in direct partnership with Regional Real Estate leadership and teams.
  • Collaborate with location real estate service leads to drive space optimization through neighborhood planning, advanced workplace tools, and design decisions that maximize utilization and lease value.
  • Provide cross-functional leadership and stakeholder management by working with Technology, Employee Digital Experience, and Workplace Experience teams to deliver integrated physical and digital workplace solutions.
  • Lead senior stakeholder engagement, aligning real estate strategy with business priorities and clearly communicating trade-offs and outcomes on capacity management programs.
  • Partner with Workplace Experience, Global Business Service Center, and Workday teams to develop occupancy analytics and dashboards; translate data into actionable insights to inform portfolio decisions and optimize lease efficiency.
  • Own workplace technology strategy and roadmap, establishing data governance standards and ensuring data integrity across workplace systems; drive automation, digitization, and AI-enabled initiatives to improve efficiency and scalability.
  • Lead platform rationalization to eliminate duplication, improve interoperability, and optimize the technology ecosystem.
  • Own budget oversight for workplace strategy and technology initiatives; drive cost efficiency through data-informed occupancy planning and portfolio optimization.
  • Own Global Workplace Design Guidelines and ensure consistent application of global design standards across projects; partner with regional capital project leads to optimize layouts, capacity, and portfolio performance.
  • Lead workplace change and relocation initiatives, enabling scalable, flexible environments with strong adoption.
  • Lead a global outsourced workplace occupancy strategy team, providing direction, oversight, and performance management across regions; ensure consistent, high-quality delivery aligned to global standards.

All About You / Qualifications

  • Comprehensive expertise in corporate real estate principles, including capacity planning, capital project management, facility operations, and transaction management within a diverse, multi-regional portfolio.
  • Executive engagement and presentation capabilities; experience presenting and debating program business cases, financials, design concepts, and other topics with senior leadership.
  • Analytical and financial acumen with the ability to align financial considerations with operational goals.
  • Proficiency in data analytics and software tools: MS Office, CAFM systems, AutoCAD, occupancy analytics tools, and workplace BI systems.
  • Strong interpersonal and conflict resolution skills to engage stakeholders and navigate differing viewpoints.
  • Understanding of outsourcing and supplier management in corporate real estate.
  • Excellent communication and presentation skills, both verbal and written.
  • Willingness to travel, approximately 10-15% of role responsibilities.
  • 10-12 years of experience in multicultural real estate teams across geographies.
  • Degree or formal qualification in Computer Systems & Architecture or Interior Design is preferred but not required.
  • Professional accreditations (e.g., GBCI, Green Star, BREEAM, IFMA, BIFM, CoreNet Global, RICS) are highly desirable.

Compensation and Benefits

In line with Mastercard’s total compensation philosophy, base salary is competitive and may include annual bonus or commissions depending on the role. Base salary varies by location, knowledge, skills, and experience. Pay Ranges

Purchase, New York: $163,000 – $269,000 USD

O\'Fallon, Missouri: $142,000 – $234,000 USD
