Job Title: Director of Property Management
Compensation: $135K–$165K base salary (Direct Hire)
We are seeking a Director of Property Management on behalf of a privately held commercial real estate investment and management firm with a growing multi-tenant office portfolio.
This is a senior-level commercial property management role overseeing a multi-tenant office portfolio. This role is responsible for building operational systems, managing third-party property managers, overseeing capital projects, and driving financial and operational performance across all assets.
This is a highly hands-on leadership role requiring a strong ownership mindset, deep commercial property management experience, and disciplined cost control. Regular on-site presence across Denver-area properties is required.
Responsibilities
- Build and implement property management systems including SOPs, vendor standards, reporting frameworks, inspection cadence, and tenant communication processes
- Oversee third-party property management firms and ensure compliance with budgets, reporting standards, and operational expectations
- Develop accountability metrics and performance scorecards for vendors and property managers
- Manage tenant relations and resolve escalated operational issues
- Ensure landlord lease obligations are met, including maintenance, HVAC, life safety, and other building requirements
- Oversee tenant improvement and capital projects from scoping through completion, including budgeting, bidding, contractor oversight, and change orders
- Develop multi-year capital planning roadmap and cost estimates
- Lead annual budgeting process, monthly financial review, variance analysis, and reporting
- Approve invoices and manage operating expenses within defined authority limits
- Conduct regular property inspections and oversee preventative maintenance programs
- Manage vendor performance, service contracts, and building engineering operations
- Support onboarding of new assets and operational integration of acquisitions
- Assist with disposition transitions, including vendor coordination and property wind-down
Requirements
- 7–10+ years of commercial property management experience (multi-tenant office preferred)
- Experience supervising property managers, vendors, or building operations teams
- Strong experience with tenant improvements and capital project oversight (end-to-end)
- Strong financial acumen (budgets, operating statements, variance analysis)
- Ability to read construction drawings, space plans, and interpret lease obligations
- Strong organizational and communication skills with multiple stakeholders
- Proficiency in Microsoft Excel and Office Suite
- Must be based in the Denver metro area (on-site / field-based role)
Nice to Have
- CPM (IREM) or RPA/FMA (BOMA) designation
- Experience with Rent Manager, AvidXchange, or Ramp
- Advanced Excel or Power BI reporting experience
- Familiarity with BOMA standards and CAM reconciliations
- Experience supporting acquisitions or dispositions from an operational standpoint
