Compensation: $140,000 - $215,000 based on experience level
Position Overview
Our client, a leading residential developer in New York City, is seeking an experienced DOB Licensed Superintendent to manage the on-site execution of new construction affordable housing projects. The ideal candidate will have a strong background in construction site operations, safety compliance, and subcontractor coordination-particularly within the affordable housing sector.
Key Responsibilities
- Lead and oversee daily on-site construction activities to ensure adherence to project plans, specifications, and timelines.
- Manage and coordinate subcontractors, vendors, and suppliers to ensure smooth workflow and productivity.
- Interpret construction documents including blueprints, schematics, and shop drawings.
- Utilize construction management software (e.g., Procore, Bluebeam) to track progress, manage schedules, and document site activities.
- Ensure strict adherence to OSHA standards and enforce all safety protocols.
- Collaborate with the Project Manager to resolve issues and keep the project on track.
- Monitor project budgets, track expenses, and report variances.
- Conduct routine site inspections to ensure quality standards are met.
- Communicate regularly with the Owner, Senior Project Manager, and external stakeholders such as architects, engineers, and inspectors.
Qualifications
- Proven experience as a Superintendent on affordable housing or residential projects.
- Strong understanding of construction practices, scheduling, quality control, and cost management.
- Proficient in interpreting construction drawings and utilizing tools like Procore and Bluebeam.
- Solid working knowledge of OSHA and NYC DOB safety requirements.
- Excellent communication, coordination, and leadership skills.
Requirements
- OSHA 30 Certification - Required
- SST Card - Required
- Active Superintendents License
- Ability to travel to job sites throughout NYC
