Job Description Due to the travel requirements of the role, this individual must be located within a reasonable distance of Beacon properties.

General Statement of Duties The Portfolio Occupancy Specialist processes certifications and works as part of the team to ensure compliance with property and program requirements. Interacts directly with property staff to achieve maximum compliance efficacy and occupancy at all assigned properties and promotes the highest level of customer service.

Essential Functions of the Position

Responsible for creating and obtaining approval for income certifications/recertifications for multiple affordable housing programs including but not limited to LIHTC and HOME.

Creates and maintains file tracking logs, necessary to identify all actions completed related to certifications, maintaining a high standard of file organization.

Works patiently, professionally, and cooperatively with site team members, file approvers, and residents, as applicable, to provide high quality customer service.

Processes applicant/resident paperwork by verifying income, assets as required, calculating values and entering data into Yardi software program within a timely manner.

Provides instruction and guidance to property staff during certification/recertification process.

Employs/maintains diligent tracking system to receive, process and return completed certifications to various properties in keeping with time sensitive occupancy requirements.

Ensures accurate and timely completion of initial and annual recertifications, as required by company procedures, LIHTC, HOME, and other funding programs.

Maintains tenant files electronically in accordance with the Compliance Service Center policy and procedures.

Assist in the development, implementation and enforcement of Compliance processes, procedures, and documentation.

Assists with training and mentoring property staff to ensure compliance procedures are maintained.

Effectively communicate with senior staff about property needs and concerns with program requirements to ensure ongoing compliance.

Assist with leaseup activity including training, interviews, third party processing and tracking offile process, as needed.

Fosters a positive, active, and collaborative relationship with Property Management and other Service Center staff, as well as associated agencies.

Minimum Qualifications Education and Experience:

Associate degree or equivalent knowledge or expertise.

Qualifications and Skills

Three (3) years of Affordable Housing work experience with emphasis on LIHTC.

Requires professional knowledge of affordable housing gained through experience and education.

Certification related to tax credit and/or HUD programs is required (including but not limited to COS, HCCP, C3P certification).

Demonstrates independent judgement and critical thinking, applies problem solving skills to identify issues and implement effective solutions, strong interpersonal skills, self-directed motivation.

Basic math proficiency, Excel skills and attention to detail required.

Travel Requirements:

Although this position will be a remote role, occasional travel is expected – estimated at 10% - 15% to properties, conferences, and Beacon-sponsored events.

Compensation: $28.00 - $31.00 per hour

Actual compensation is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
