Resident Service Specialist

Overview The Resident Services Specialist has the primary responsibility of providing assistance and coordinating all requests from residents with the property management team. This position is also responsible for the overall appearance of the community, assisting in marketing functions, and delivering exceptional customer service to all residents. Responsibilities include maintaining resident files, running resident retention programs, receiving and following up on service requests, meeting with resident groups, and supporting the Community Director and Community Manager in ensuring compliance with Hunt Military Communities policies and government requirements.

What You Will Do

Serve as the primary point of contact for all resident-related inquiries.

Coordinate and assist with resident requests by entering work orders into YARDI.

Answer resident questions and help resolve concerns, providing the highest level of customer service through courteous, professional, and prompt responses to all inquiries and ensuring all items are fully resolved.

Assist in inspecting model and vacant homes to ensure they are ready for tour by prospective clients as needed.

Administer move‑in lease documents and conduct home inspections with residents.

Coordinate move‑outs, pre‑inspection, and final inspection for outgoing residents, assessing any damage charges and delivering final utility bills where applicable.

Monitor rental account balances and ensure all fees and rent charges are correctly recorded in Yardi.

Help maintain community curb appeal and ensure the appearance of the office, amenities, model homes, and community grounds.

Conduct follow‑up phone calls to residents to verify work orders are completed to their satisfaction within an acceptable time frame.

Perform other duties as needed to assist the Community Director/Manager and/or leasing team.

Assist in monthly community functions to support resident retention.

Operate company vehicles or personal/rental vehicles for company business more than 50% of the time.

Qualifications

High School Diploma or GED (or equivalent) – required.

Bachelor's Degree in Business Administration, Property Management, or related discipline – preferred.

Experience with computers and standard office software (Email, Word, Excel) – required.

Previous experience in sales – preferred.

Strong customer service skills.

Ability to conduct house tours in all types of weather conditions.

Demonstrated judgment and discretion in handling highly confidential information.

Strong written and verbal communication skills, able to communicate clearly and professionally with individuals at all levels.

Ability to juggle multiple priorities with tight deadlines in a fast‑paced environment.

High degree of professionalism, strong work ethic, sense of responsibility, and integrity.

Self‑motivated team player who pays close attention to detail and demonstrates strong communication and business literacy skills.

Discretion and ability to maintain a professional demeanor and appearance.

Ability to envision, develop, and implement new strategies to address complex business challenges.

Initiative to anticipate client needs and recommend implementation options.

Valid Driver’s License in the state – required.

Must pass a drug screening, background check, and motor vehicle record check.

Compensation This position offers competitive and equitable compensation. The hiring range is generally between $22.69 and $27.11 per hour, exclusive of fringe benefits or bonuses. The role is also eligible for performance bonuses. Final salary determinations consider geographic location, skills, education, licenses, certifications, and experience, with pay equity in mind.
