
Industrial Leasing Agent/Landlord Representative

The Industrial Leasing Agent/Landlord Representative acts on behalf of the company to market, lease, and negotiate industrial commercial real estate, maximizing economic occupancy of its properties. The portfolio of properties involves maximizing rents and securing high-quality tenants, while minimizing vacancies. This portfolio includes warehouses and distribution centers. This role partners closely with tenant representatives, tenants, and other intermediaries to identify and screen prospective tenants and negotiate lease terms.
Key Responsibilities
Serve as the exclusive agent for Selig Enterprises on a portfolio of industrial properties
Serve as a subject-matter expert on submarket and individual market rents and related expenses
Provide in-depth and up-to-date research on submarkets and individual properties
Monitor market trends including industrial vacancy rates, rental comps, and logistics demand
Develop and execute upon target marketing strategies in concert with Selig’s marketing teams
Market and lease the portfolio and individual properties through brokerage networks, listings, industry relationships, and personal contacts
Qualify prospective tenants via due diligence with support from Selig’s financial team
Respond to tenant and broker inquiries with urgency and professionalism
Customize site tours to demonstrate features such as loading docks, clear heights, and access points
Negotiate lease terms including rental rates, tenant improvement allowances, and lease durations from letter of intent to lease execution with proper company approvals
Coordinate tenant’s scope of property improvements with construction and asset management teams
Assist the property manager with the collection of rents
Prepare and process lease agreements, renewals, and amendments
Track leasing activity and maintain accurate records in property management systems (MRI, VTS, CoStar)
Build relationships with brokers, logistics companies, and industrial tenants
Coordinate with property management and maintenance teams to ensure each space meets the tenant operational needs
Support tenant retention and renewal strategies
Provide and receive information from asset management team throughout all stages of the management process
Qualifications
Bachelor’s degree in Business, Real Estate, or related field (preferred)
5 - 12 years of commercial or industrial leasing experience (preferred)
Market expertise with a variety of industrial types (warehouse operations, logistics, distribution needs)
Strong negotiation and sales skills
Excellent communication and relationship-building skills
Deep knowledge of industrial leasing concepts (NNN leases, CAM, logistics requirements)
Ability to analyze market data and leasing trends
Strong organizational and time management skills
Proficiency in Microsoft Office and leasing/property systems
Working Conditions Combination of office work and on-site property visits. May require travel between properties and occasional after-hours availability.
Compensation Base salary + commission/bonus structure (as negotiated). Benefits include medical, dental, vision, paid-time-off.
