Position Summary
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role performs all activities related to leasing new residents, ensuring resident satisfaction during the lease term, and securing lease renewals.
*This role will be primarily based part time at Marglyn Matthews, with additional responsibilities floating throughout the Charlotte region to maintain a full‑time schedule.

Key Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing the lease and move‑in package, and ensuring smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in, ensuring they are move‑in ready and schedule any outstanding items with maintenance.
Stay informed about market and competitor conditions that may impact occupancy and sales, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials.
Design and execute marketing activities to create and drive traffic, including resident referral programs, employer outreach, internet marketing (Craigslist, Facebook, e‑mail, other sites), and community‑specific plans.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure showroom and show units meet company standards by inspecting corridors and leasing tours, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or other contact methods to finalize lease or renewal decisions.
Execute lease renewal program activities by preparing renewal letters and packages, contacting renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or document and convey requests to appropriate individuals.
Required Licenses or Certifications
All state and local licenses and/or certifications required by jurisdiction.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 lbs independently and 50 lbs with assistance.
Rare or regular travel may be required to assist other properties, attend training, business meetings, or similar activities.
Work a flexible schedule, including taking calls during evenings, weekends, and holidays.
Compensation Hourly range: $17.00 – $20.00
Additional Compensation
Corporate positions: eligible to participate in quarterly or annual bonus programs based on individual and company performance.
On‑site property positions: eligible to participate in weekly, monthly, and/or quarterly bonus programs.
