Job Description Summary
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all leasing activities, ensuring resident satisfaction, and securing lease renewals.

Job Description

Performs all sales and leasing activities to reach revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and background checks, preparing lease and move‑in packages, and ensuring a smooth move‑in and lease signing.

Inspects apartments prior to move‑in, ensures they are ready, and schedules any necessary maintenance.

Stays informed about market and competitor conditions, develops and implements short‑ and long‑term marketing plans and goals, and follows policies related to concessions and specials.

Designs and executes marketing activities to drive traffic, including referral programs, employer outreach, internet marketing (Craigslist, Facebook, e‑mail, etc.), and community‑specific plans.

Uses property‑management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensures community show units meet Company standards, inspects the marketing corridor and leasing tour, communicates maintenance needs, merchandises show units, and prepares the leasing office for daily activities.

Follows up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or calls.

Supports the lease renewal program by preparing renewal letters and packages, contacting renewing residents before move‑out dates, and ensuring timely execution of renewal documents.

Responds quickly and courteously to resident and client/owner concerns, takes prompt action to solve problems, and documents requests for appropriate personnel.

Required Licenses or Certifications

Incumbents must have all licenses and/or certifications required by State and Local jurisdictions.

Incumbents must have a valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance.

May require travel to assist other properties, attend training, or business meetings.

Work a flexible schedule, including evenings, weekends, and holidays.

The hourly range is $23.00–$25.00.

Additional Compensation

Corporate positions may participate in a quarterly or annual bonus program based on individual and company performance.

On‑site property positions may participate in weekly, monthly, and/or quarterly bonus programs.
