Job Description Summary
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening, criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and ensure they are in move‑in ready condition, scheduling any needed maintenance with the maintenance team.

Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policy on concessions and specials to sustain occupancy.

Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs and internet marketing tools (Craigslist, Facebook, e‑mail, and other websites).

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure the community and show units meet company standards for show quality, inspect the marketing corridor and leasing tour daily, communicate maintenance needs, merchandise, and prepare the leasing office for daily activity.

Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, or making calls to finalize lease or renewal decisions.

Execute lease renewal program activities by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and forwarding requests to the appropriate individual.

Required Licenses or Certifications

Required state and local licenses and certifications.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work indoors and outdoors in all weather conditions.

Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.

Travel may be required to assist other properties, attend training or business meetings.

Work a flexible schedule, including evenings, weekends, and holidays.

Compensation
Hourly rate: $19.00 – $21.00. Compensation may include a quarterly or annual bonus program for corporate positions or weekly, monthly, and/or quarterly bonus programs for onsite property positions.
