Position Summary The Assistant Vice President (AVP), Property Management will manage daily property operations for assigned communities in accordance with business plans and state laws. The role drives maximum NOI and effective capital investment through leadership, financial management, and operational excellence.

Responsibilities Assigned Properties

Oversee daily operations, leadership, and staff management of assigned properties.

Coach Property Managers to meet annual objectives and maintain team engagement.

Collaborate with SVP/VP on annual budgets, forecasts, marketing, staffing, and capital plans.

Prepare weekly, monthly, and quarterly financial updates and variances.

Ensure properties run efficiently, focusing on curb appeal, revenue, and NOI improvement.

Conduct business in line with company policies, Fair Housing, ADA, FCRA, and all applicable laws.

Maintain professional appearance, hygiene, courtesy, and telephone manners for staff.

Financial

Assist SVP/VP in budget formulation and business plans.

Keep properties within budget while maximizing NOI.

Ensure operations align with values, policies, and regulations.

Approve out‑of‑budget expenditures per policy.

Educate Property Managers on how operational decisions impact financial results.

Understand all financial statements and required reports.

People Leadership

Set operational and financial goals based on performance metrics.

Guide Property Managers in staffing, goal boards, feedback, and rewards.

Train managers on monthly statistical reporting.

Recruit, develop, and evaluate staff, including onboarding, performance reviews, counseling, and terminations when appropriate.

Conduct annual performance reviews, set development goals, and monitor progress.

Ensure ongoing training and LMS completion for all team members.

Maintain accurate personnel files, timesheets, and confidential information.

Interpersonal Effectiveness

Communicate professionally with residents, staff, supervisors, vendors, and contractors.

Negotiate effectively across all stakeholder groups.

Show excellent interpersonal skills across diverse backgrounds.

Administrative/Office

Attend required meetings and trainings internationally and regionally.

Maintain district‑level records on all management activities.

Ensure report accuracy and file compliance.

Conduct annual property audits and ensure timely completion of required audits.

Resident Relations

Deliver positive customer service experiences to residents and prospects.

Monitor turnover causes and implement retention strategies.

Maintain professional resident communications via newsletters and other media.

Maintenance

Coordinate redevelopment projects, permitting, and execution.

Select qualified contractors and vendors.

Ensure standards per Berkshire inspection policy.

Conduct property walkthroughs regularly.

Oversee make‑ready, maintenance, and service requests for timely, high‑quality completion.

Marketing/Leasing

Understand local markets, competition, rental rates, and strategies.

Collaborate with SVP/VP and marketing teams on promotions.

Guide Property Managers and Leasing Consultants on revenue management software.

Approve necessary exceptions.

Track market trends via trade publications and organizations.

Execute and measure site‑level marketing programs.

Analyze traffic logs, conversion ratios, renewal data, and adjust strategies.

Safety/Risk Management

Maintain safe environments through risk management practices.

Coordinate emergency response and documentation.

Ensure disaster and active shooter plans are known and actionable.

General

Assume any additional duties assigned by SVP/VP.

Delegate projects and tasks effectively.

Assist in due diligence and takeover of new properties.

Demonstrate knowledge of all financial aspects of apartment management.

Travel up to 50% of time, with frequent site visits and overnight stays.

Use tact and discretion consistently.

Knowledge / Experience

8+ years of multifamily real estate experience.

Recent on‑site or regional management of at least two properties with frequent on‑site presence.

Strong management and talent development track record.

Proficiency with budgeting and financial statements.

Excellent organizational, critical‑thinking, and problem‑solving skills.

Effective verbal and written communication across all stakeholders.

Ability to manage up to senior leadership.

Collaborative and inclusive work style with integrity.

High emotional intelligence in high‑pressure situations.

Persistence, patience, and perseverance through business cycles.

Represent Berkshire brand positively.

Maintain confidentiality of sensitive information.

Technical / Educational Requirements

College degree or proven progression to regional/divisional level in a national management organization.

Learn and use new technology (computers, mobile, software, cloud‐based programs).

Proficiency with computers, keyboards, monitors, and telephone headsets.

Proficiency in Microsoft Office (Word, Outlook, Excel, Teams, PowerPoint).
