This position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Schedule: Weekend availability required.
Experience: 1-2 years of leasing experience (Affordable housing and Luxury leasing).

Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening and criminal background checks, preparing lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in and ensure apartments are in move‑in ready condition, scheduling any outstanding items with maintenance.
Stay informed about current market and competitor conditions that may impact the community's occupancy and sales results, develop and implement marketing plans, and follow company policies related to concessions, specials, and other programs.
Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and other community‑specific plans.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure community and show units meet company standards for show quality by daily inspecting marketing corridor and leasing tours, communicating maintenance needs, merchandising and ensuring appealing show units.
Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls.
Execute leasing activities supporting lease renewal program, preparing renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents are signed on time.
Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and/or document and convey requests to the appropriate individuals.
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
Rare or regular travel may be required.
Work a flexible schedule, including evenings, weekends, and holidays.
Compensation and Benefits Hourly Pay Range: $25.00 – $28.00 (Los Angeles, CA).
Additional Compensation
Eligible for a quarterly or annual bonus program (Corporate Positions).
Eligible for weekly, monthly, and/or quarterly bonus programs (On‑site Property Positions).
