Essential Responsibilities
Perform all sales and leasing activities to meet revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit and criminal screening, preparing lease and move‑in packages, and ensuring a smooth move‑in and signing experience.
Inspect apartments before move‑in, confirm readiness, and coordinate maintenance on outstanding items.
Stay informed on market and competitive conditions, develop short‑ and long‑term marketing plans, and adhere to the company’s concession, special, and program policies.
Design and execute marketing activities to attract traffic, including resident referral and employer outreach, and leverage internet marketing tools (Craigslist, Facebook, e‑mail, etc.).
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Maintain show quality by inspecting marketing corridors and leasing tours, communicating maintenance needs, merchandising, and preparing the office for daily leasing activities.
Follow up with prospects and new residents via e‑mail, thank‑you notes, cards, or phone calls to finalize decisions and ensure satisfaction.
Support the lease renewal program by preparing renewal letters and packages, meeting with residents, and ensuring timely renewal document signing.
Respond promptly and courteously to resident and client/owner concerns, solve problems or convey requests to the appropriate individual(s).
Required Licenses or Certifications
All licenses and certifications required by State and Local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Rare or regular travel may be required for training, meetings, or assistance to other properties.
Work a flexible schedule, including evenings, weekends, and holidays.
Hourly Pay Range:
$23.00 - $25.00/hr (Burbank, CA)
Additional Compensation
Corporate positions: eligible for quarterly or annual bonus programs based on individual and company performance.
On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
