Job Description Summary The Leasing/Sales Consultant executes marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role is the main point of contact for prospects, guiding them through the leasing process and supporting resident satisfaction throughout the lease term.

Key Responsibilities

Execute all sales and leasing activities to reach revenue and occupancy targets, including greeting and qualifying prospects, conducting tours, processing applications, and ensuring smooth move‑in and lease signing.

Collect and record resident information at move‑in.

Stay informed on market conditions, collaborate on marketing plans, and adhere to concession and special‑program policies to boost occupancy.

Design and run marketing events and activities, including resident referral and employer outreach programs.

Use the on‑site property management software to track availability, record leasing data, and analyze results.

Maintain show‑unit quality, communicate maintenance needs, and prepare the leasing office for daily activities.

Follow up with prospects and new residents within 24 hours to ensure satisfaction and finalize decisions.

Support the lease‑renewal program by preparing renewal materials and ensuring timely document signing.

Respond promptly and courteously to resident, client, and owner concerns.

Interact respectfully with all residents, prospects, and guests.

Attend community events, network with local organizations, and generate referral sources.

Complete financial, administrative, and other reports as required.

Assist the Lifestyle Coordinator with event setup.

Qualifications

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1–3 years of sales, marketing, internet, and customer‑service experience.

Strong written and oral communication skills for legal documents and resident interactions.

Basic mathematical ability for sales conversions.

Proven sales skills: lead generation, presentations, qualification, and closing.

Specialized Skills

All required state and local licenses and certifications.

Valid driver’s license to operate a golf cart on property.

Proficiency with word processing, spreadsheets, property‑management applications, and database management.

Fluency in internet marketing and advertising tools.

Adaptability to market-specific communication styles.

Travel & Physical Demands

Work primarily in an office; occasional exposure to outdoor elements.

Must access all exterior and interior property areas.

Capable of moving up to 25 lb independently and 50 lb with assistance; stand for extended periods.

May require local travel for meetings or research.

Flexible schedule, including evenings, weekends, and holidays.

Compensation & Benefits Hourly range: $23.00 – $25.00.

On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
