The Leasing Professional plays a critical role in our success by coordinating marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.

What We Are Looking For Previous sales and customer service experience desired; a positive can‑do attitude is required Proficient in MS Office Suite; knowledge of Yardi/OneSite desirable but not required Demonstrated ability to read, write, and communicate effectively; complete legal documents and explain apartment features High level of professionalism in manner and dress

Essential Responsibilities Perform sales and leasing activities to achieve the community’s revenue and occupancy goals: greet and qualify prospects, conduct tours, process applications, screen credit and background, prepare leases, and ensure a smooth move‑in and lease signing. Inspect apartments prior to move‑in, ensuring they are move‑in ready and address outstanding items with maintenance. Stay informed about current market and competitor conditions; develop and implement short‑ and long‑term marketing plans. Design and execute marketing activities to drive traffic: resident referral, employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail), and community‑specific plans. Use the on‑site property management software to track availability, record traffic, manage resident and prospect data, and capture critical demographics. Ensure the community and show units meet company standards for quality; inspect corridors and leasing tours, communicate maintenance needs, and maintain an appealing show unit. Follow up with prospects and new residents to ensure satisfaction through email, thank‑you notes, or phone calls. Support the lease renewal program by preparing renewal letters, meeting with residents, and ensuring timely documentation. Respond quickly and courteously to resident and client/owner concerns, solving problems or documenting requests to the appropriate parties.

Required Licenses or Certifications All licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property.

Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance. Travel may be required to assist other properties or attend training and meetings. Flexible schedule, including overnight calls during evenings, weekends, and holidays.

Additional Compensation Corporate Positions: Eligibility for quarterly or annual bonus programs based on individual and company performance. Onsite Property Positions: Eligibility for weekly, monthly, and/or quarterly bonus programs.
