The Chicagoland market is a key growth region, with strong expansion across commercial, industrial, multifamily, healthcare, education, and institutional sectors.
Role Summary
This is a growth‑driven hire to support expansion and succession planning within the region. The Owner Direct Business Development Manager will focus on building new relationships while expanding existing accounts, driving high‑value, owner‑direct roofing and service opportunities across the Chicagoland area.
This is a true hunte role — ideal for someone who can open doors, build trust, and close meaningful projects.
Project Types
Commercial roofing (re‑roof, service, maintenance) projects across commercial, industrial, multifamily, healthcare, education, and government sectors.
Key Responsibilities
Develop and maintain relationships with building owners, property managers, facility managers, and consultants
Generate new business through outbound prospecting, networking, and industry involvement
Build and manage a strong pipeline of owner‑direct opportunities
Execute strategic outreach campaigns and attend industry events across Chicagoland
Manage full sales cycle (90–365 days) with average project sizes of $150K–$500K+
Conduct site visits, roof walks, and basic takeoffs to understand scope and identify opportunities
Collaborate with estimating and operations teams to develop accurate proposals
Present proposals, negotiate contracts, and close new business
Maintain CRM activity, pipeline tracking, and forecasting
Drive account growth through consistent follow‑up, relationship‑building, and service alignment
Qualifications
2–5+ years of experience in commercial roofing, service sales, or building envelope
Proven ability to sell and close projects $100K+
Strong mix of hunter mentality + relationship builder
Experience selling direct to owners / facility managers (not just GCs)
Existing network in commercial real estate, property management, or roofing preferred
Ability to read plans/specs and perform basic takeoffs or site evaluations
Strong communication, presentation, and negotiation skills
CRM proficiency (Salesforce or similar)
Willingness to travel locally throughout the Chicagoland market
Physical Requirements
Prolonged periods sitting at a desk and working on a computer.
Ability to lift up to 15 pounds.
Ability to travel to client sites, events, and meetings as needed.
