Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management.

Essential Duties & Responsibilities

Personnel Management: regular/daily onsite attendance required; screen, hire, train, coach, and develop on‑site staff; create and manage staff schedules; address performance issues and document accordingly.

Ensure staff compliance with company policies and fair‑housing guidelines.

Financial Management: achieve the highest possible net operating income; develop yearly operating budgets and forecasts; monitor and reconcile deposits, rent collections, vendor invoices, and produce accurate financial reports.

Strategic Leasing Management: develop a yearly marketing plan; implement effective leasing techniques; handle resident complaints and enhance satisfaction; design retention programs and facilitate move‑in processes.

Administrative & Maintenance Management: ensure accurate reporting, timely response to service requests, property appearance upkeep, and efficient use of property resources; lead emergency response as needed.

Education/Experience

High School Diploma or Equivalent; bachelor’s degree preferred or four years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Basic computer and on‑site software skills required.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Work involves regular communication, repetitive wrist/hand motions, overtime, weekends, and nights.

Stand, sit, move around, and occasionally ascend/descend ladders, stairs, and confined spaces; lift objects up to 25 lbs.; operate maintenance equipment and outdoor tools.

License/Equipment

Must have reliable transportation due to emergency on‑call duty.

Compensation is based on experience, certifications, and skills, with a 401(k) matching and additional performance bonuses when applicable. Full‑time employees receive paid sick days, company holidays, and a comprehensive benefits package including medical, dental, vision, life, accidental, and disability insurance.

Salary Range: $80,000 per year to $90,000 per year.
