Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on‑site leader, the Community Manager manages all phases of the operations—including personnel, leasing, maintenance, financial, administration, and risk management—to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management

Regular/daily on‑site attendance is required.

Screen, hire, train, coach, and develop on‑site staff using company directives.

Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Prepare weekly/daily office & maintenance staff schedules and assignments.

Address performance problems, document appropriately, communicate with the supervisor and HR, and terminate when necessary.

Promote harmony and quality job performance through support and effective leadership.

Ensure staff compliance and consistency with company policies and procedures.

Financial Management

Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; identify trends and recommend strategies.

Develop yearly operating budgets/forecasts.

Monitor timely receipt and reconciliation of deposits, rent collections, and charges.

Monitor timely receipt, reconciliation, and coding of all vendor invoices.

Ensure property closeout is completed on time and ownership financial reports are accurate.

Strategic Leasing Management

Develop yearly marketing plan and utilize marketing strategies & systems.

Ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures, signing/documentation of leases, and reporting systems are accurate and up to date.

Deal with resident complaints, concerns, and requests to ensure resident satisfaction.

Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).

Effectively show, lease, and move in prospective residents.

Administrative & Maintenance Management

Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis.

Head emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, buildings, etc., within company guidelines to minimize liability.

Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.

Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours).

Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, and contractors, dealing with inadequate service).

Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., “walk” units to ensure make‑ready and work orders are completed).

Education / Experience

High School Diploma or equivalent; bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Ability to understand and perform all on‑site software functions; basic computer skills required.

Basic knowledge of Fair Housing Laws and OSHA requirements.

License / Equipment

Must have reliable transportation due to the emergency on‑call requirement.

Physical Requirements

Regular communication with others, repeat motions of wrists, hands, fingers; accuracy, neatness, and thoroughness of the work; ability to work overtime, weekends, and night hours (emergencies).

Frequent requirement to remain in a stationary position, standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another.

Occasional requirement to ascend/descend ladders, stairs, scaffolding, ramps, step stools, or towers; move self into different positions; work in overhead, reach, adjust or move objects of up to 25 lbs.; lift and place such objects; operate machinery or power tools; operate motor vehicles or golf carts; work in various environments including tight spaces, low or high temperatures, outdoors, small or enclosed spaces, traverse flat and non‑flat terrain, be exposed to hazardous chemicals.

Compensation and Benefits
At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background and training, certifications, and other relevant qualifications. Employees receive a comprehensive total rewards package, including medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses where applicable. Full‑time employees also receive paid sick days and company holidays.

Salary Range
$65,000 per year to $75,000 per year.
