Overview
The Community Manager assists the Community Director with the overall operation of the property to ensure customer satisfaction. This position interacts with internal and external customers including residents, vendors, board members and committee members, as well as Hunt employees. The manager is also responsible for site level leadership, collecting and posting rent payments, managing resident delinquencies, evictions, invoice processing, legal notices, and performing pre-close and closeout accounting processes.

Responsibilities

Directly supervises Leasing Agents and Resident Service Specialists, including hiring, training, performance management and terminations.

Monitors all accounts receivable: collecting rent, posting rent, daily bank deposits, and maintaining an accurate rent roll.

Collects delinquent account balances from previous residents and processes tenant refunds.

Completes daily, weekly, and monthly financial and leasing reports, including month‑end pre‑close, closeout, market surveys, and lease expiration matrix, and generates additional reports as required.

Audits records to identify dates requiring action such as lease expiration, delinquent accounts, and unlawful detainers.

Processes evictions, serving notices and attending court hearings.

Leases units as needed and ensures execution of leases and proper completion of lease files.

Sends lease expiration letters and processes lease renewals.

Conducts competitive property shopping.

Enters, processes, and receives vendor payables, scanning invoices for the AP department.

Ensures unsafe conditions are corrected promptly.

Processes move‑ins, move‑outs, and lease renewals.

Assists the Community Director with site‑level leadership, staff performance, and resident relations.

Assists with resident retention, planning social events on the property.

Assumes responsibility for operations in the absence of the Community Director.

Ensures compliance with company policies and procedures.

Performs physical inspections of the property, verifying vacant unit condition and community appearance/safety.

Coordinates with maintenance and make‑ready staff to ensure timely reconditioning of units after move‑out.

May conduct 30‑day pre‑inspections and move‑in/out inspections with residents.

Assists with weekly, monthly, quarterly reports and executive summaries.

Creates purchase orders for office expenses and may create, process, and invoice residents for monthly utilities.

Requires driving for the company using either a company vehicle or personal/rental vehicle at least 50% of the time.

Qualifications

High School Diploma or GED (or equivalent) required.

Bachelor’s Degree in Business Administration, Property Management, or related discipline preferred.

At least 2 years of property leasing experience or equivalent skills required.

1–3 years of prior experience managing personnel required.

Previous experience with YARDI preferred.

Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, Outlook).

Excellent verbal and written communication skills.

Ability to work effectively with employees at all levels, including the military community and command.

Self‑motivated, detail‑oriented team player with strong client management and business literacy skills.

Demonstrates discretion and a professional attitude and appearance.

Ability to envision, develop, and implement new strategies for complex business issues.

Takes initiative to anticipate client needs and recommend implementations.

Certified Professional of Occupancy (CPO) preferred.

Accredited Residential Management (ARM) preferred.

Certified Apartment Manager (CAM)‑NAAHQ preferred.

Valid driver’s license (DL) required.

Must pass drug, background screen, physical abilities test, and motor vehicle record check if required.
