Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing personnel, leasing, maintenance, financial administration and risk management. The on-site leader supervises all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Personnel Management
Regular/daily on-site attendance is required
Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
Complete weekly/daily office and maintenance staff schedules and assignments
Address performance problems; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary
Promote harmony and quality job performance of staff through support and effective leadership
Ensure staff compliance with Company policies and procedures
Financial Management
Achieve the highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies
Develop yearly operating budgets/forecasts
Monitor timely receipt and reconciliation of deposits, rent collections, and charges
Monitor timely receipt, reconciliation, and coding of all vendor invoices
Ensure property closeout is completed on time and ownership financial reports are accurate
Strategic Leasing Management
Develop yearly marketing plan and utilize marketing strategies and systems
Ensure leasing techniques are effective in obtaining closures, follow-up procedures, signing/documentation of leases, and reporting systems are accurate
Address resident complaints, concerns, and requests to ensure resident satisfaction
Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter)
Show, lease, and move in prospective residents
Administrative & Maintenance Management
Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis
Lead emergency team for the property; ensure proper response to emergencies with staff and residents to minimize liability
Maintain excellent customer service and monitor service request turnaround and maintenance staff responsiveness
Maintain property appearance and ensure timely repairs with regular inspections
Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, work with vendors and contractors)
Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Ability to understand and perform on-site software functions; basic computer skills required
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements The position requires regular communication with others, close attention to accuracy and thoroughness, and the ability to work overtime, weekends, and night hours (emergencies)
Must be able to remain in a stationary position, or move around the workplace as needed
Occasionally required to ascend/descend ladders, stairs, and other access points; able to lift and move up to 25 lbs.; work in various environments and temperatures
License/Equipment Must have reliable transportation due to on-call/emergency requirement
Salary Range: $47,840 per year to $52,000 per year. This job description is not all-inclusive and may be modified at any time. It is a safety-sensitive position and may be subject to additional compliance requirements. Benefits and total rewards package available for full-time employees, including health, dental, vision, life and disability insurance, 401(k) with employer matching, and potential bonuses where applicable.
