Position
COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management
Regular/daily onsite attendance is required
Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset Living training benchmarks
Complete weekly/daily office and maintenance staff schedules and assignments
Address performance problems; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary
Promote harmony and quality job performance of staff through support and effective leadership
Ensure staff compliance with Company policies and procedures
Financial Management
Achieve the highest possible net operating income through cost control and revenue and leasing improvement; identify trends and recommend strategies
Develop yearly operating budgets/forecasts
Monitor receipt and reconciliation of deposits, rent collections, and charges to ensure timely submission
Monitor receipt, reconciliation, and coding of all vendor invoices
Ensure property closeout is completed on time and ownership financial reports are accurate
Strategic Leasing Management
Develop yearly marketing plan and utilize marketing strategies and systems
Ensure leasing techniques are effective in obtaining closures, follow-up, lease signings/documentation, and reporting systems are accurate and up to date
Handle resident complaints, concerns, and requests to ensure resident satisfaction
Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter)
Show, lease, and move in prospective residents
Administrative & Maintenance Management
Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis
Head emergency response for the property; ensure proper handling of emergencies with staff, residents, and buildings to minimize liability
Maintain customer service standards and monitor maintenance service request turnaround
Maintain property appearance and ensure repairs are completed timely (regular property inspections and tours)
Plan and utilize property resources, equipment, and supplies economically
Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
High School Diploma or equivalent; Bachelor\'s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Ability to understand and perform on-site software functions; basic computer skills required
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regularly communicate with others to exchange information; may involve repetitive motions and tasks; may require overtime, weekends, and night hours (emergencies)
Frequently remain in a stationary position; may stand or sit for prolonged periods; move between worksites
Occasionally ascend/descend ladders, stairs, scaffolding; work in various environments including tight or confined spaces; lift and move objects up to 25 lbs.; operate equipment; work in extreme temperatures and outdoor conditions
License/Equipment
Must have reliable transportation due to emergency on-call requirement
Salary Range: $70,000 per year to $72,000 per year
