Position: Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all on-site staff and operations to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities Personnel Management: screen, hire, train, coach, and develop on-site staff; conduct ongoing training and performance management; maintain schedules.
On-site operations: ensure consistency with company policies, lease administration, and maintenance activities; supervise staff and daily operations; manage emergencies as the on-site leader.
Financial management: work toward maximizing net operating income through cost control and revenue/leasing improvements; develop annual budgets/forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
Strategic leasing management: develop yearly marketing plans, implement leasing strategies, ensure lease signings and documentation, and maintain accurate reporting; address resident complaints and provide retention programs.
Administrative & maintenance management: ensure accurate reporting, timely submissions, regular property inspections, and efficient resource management; coordinate maintenance, construction, and rehabilitation activities to ensure quality and expediency.
On-call responsibility: head emergency team for the property and respond to emergencies in alignment with company guidelines.
Qualifications High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing; or 1–2 years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform on-site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Occasionally required to stand, sit, and move; must be able to work overtime, weekends, and nights as needed for emergencies.
Must be able to traverse buildings and outdoor areas, lift up to 25 lbs, and operate machinery or power tools as needed.
License/Equipment Must have reliable transportation due to the on-call requirement.
Compensation and Benefits Salary Range: $75,000 per year to $80,000 per year. At Asset Living, compensation decisions consider factors such as skill set, background, certifications, and relevant experience.
