Position Community Manager
Essential Duties & Responsibilities Personnel Management: supervise on-site staff and manage all phases of site operations, including recruitment, training, coaching, and development; conduct regular performance management in alignment with company policies.
On-site operations: ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability concerns; maintain daily on-site oversight.
Financial Management: strive for the highest possible net operating income through cost controls and revenue/leasing optimization; develop yearly operating budgets/forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting; ensure timely closeouts and accurate ownership reports.
Strategic Leasing Management: develop yearly marketing plans, implement effective leasing strategies and systems, and ensure leases are properly executed, documented, and reported; address resident inquiries and maintain high occupancy and retention.
Administrative & Maintenance Management: ensure accurate and timely leasing reporting; head emergency response for the property; monitor service request turnaround and maintenance responsiveness; oversee property appearance and make-ready processes; manage resource planning and vendor coordination; supervise maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Resident Relations: respond to residents’ complaints, concerns, and requests to ensure satisfaction; implement resident retention programs (e.g., events, promotions, newsletters).
On-site Supervision: conduct regular property tours and inspections to ensure quality, safety, and compliance.
Emergency Preparedness: lead on-site emergency team and coordinate responses within company guidelines to minimize liability.
Education & Experience High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform all on-site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Regularly communicate with others; may require repetitive motions, and ability to work overtime, weekends, and nights in emergencies.
Frequently remain stationary or move about the worksite; may need to ascend/descend ladders, stairs, and other structures; lift and move items up to 25 lbs; work in various environments and temperatures; handle hazardous chemicals as applicable.
License & Equipment Must have reliable transportation due to on-call requirements.

Salary Range : $60,000 per year to $75,000 per year
