Responsibilities

Oversee the entire operations of a housing community under the supervision of the Regional Manager.

Manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management.

Supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Personnel Management: supervise on-site staff, screen/hire/train/coach, and develop staff; maintain documentation and performance management.

Financial Management: work toward maximizing net operating income, develop operating budgets/forecasts, monitor deposits/rent collections, and manage vendor invoices and financial reporting.

Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, ensure lease sign‑offs, and maintain accurate reporting systems.

Resident relations: address complaints and requests and implement resident retention programs.

Administrative & Maintenance Management: ensure accurate reporting, lead emergency response, monitor service requests, maintain property appearance, and manage resources and bid processes with vendors.

Provide direction to maintenance, construction, and rehabilitation activities to ensure quality and timely completion.

Qualifications

Education/Experience: High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Ability to understand and perform on-site software functions; basic computer skills required.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly communicate with others, read and write, and perform tasks that may require repetitive motions. May require overtime, weekends, and night hours (emergencies).

Stand or sit for extended periods; move to accomplish tasks and travel between sites as needed.

Occasionally climb ladders or stairs, operate tools, lift up to 25 lbs, and work in various environmental conditions.

License/Equipment

Must have reliable transportation due to the emergency on-call requirement.

Compensation & Benefits
Salary Range: $80,000 per year to $85,000 per year. The company may offer a comprehensive total rewards package including medical, dental, vision, life, disability insurance, 401K with employer matching, and performance bonuses. Full-time employees may receive paid sick days and company holidays.
