Position
COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
Personnel Management: hire, train, coach, develop on-site staff; conduct ongoing training and guidance in line with Asset Living benchmarks.
On-site operations: maintain regular/daily attendance; prepare staff schedules; supervise maintenance and office activities; ensure timely completion of tasks.
Performance and compliance: address performance issues with documentation and communication with supervisor and HR; enforce company policies and procedures.
Financial Management: optimize net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, charges, and vendor invoices; ensure accurate financial reporting.
Strategic Leasing Management: develop yearly marketing plans; implement leasing strategies; ensure effective signing, documentation, and reporting; address resident complaints and retention programs.
Administrative & Maintenance Management: ensure accurate leasing reporting; lead emergency response per guidelines; monitor service request turnaround and maintenance responsiveness; conduct regular property inspections; manage vendor bids and supplies.
Team leadership: give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and timely completion.
Qualifications
High School Diploma or Equivalent; Bachelor\'s degree preferred, or four years\' experience in housing, or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Knowledge of on-site software functions and basic computer skills; understanding of Fair Housing Laws and OSHA requirements.
Physical Requirements
Occasional lifting up to 25 lbs; ability to work overtime, weekends, and night hours as needed for emergencies.
Regularly communicate with others; work involves standing, sitting, and moving between worksites; ability to access various environments and spaces.
License & Equipment
Must have reliable transportation due to on-call/emergency requirements.
Compensation & Perks

Salary Range : $70,000 to $85,000 per year
