Community Manager – Job Overview
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration and risk management. As on-site leader, you will supervise property operations and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
Personnel Management
Regular/daily onsite attendance is required
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
Complete weekly/daily office and maintenance staff schedules and assignments
Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
Promote harmony and quality job performance through strong leadership
Ensure staff compliance with Company policies and procedures
Financial Management
Aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
Develop yearly operating budgets/forecasts
Monitor timely receipt and reconciliation of deposits, rent collections, and charges
Monitor timely receipt, reconciliation, and coding of all vendor invoices
Ensure property closeout is completed on time and ownership financial reports are accurate
Strategic Leasing Management
Develop yearly marketing plan and utilize marketing strategies and systems
Ensure staff leasing techniques achieve lease closures with accurate follow-up and documentation
Handle resident complaints, concerns, and requests to ensure satisfaction
Develop and implement resident retention programs
Show, lease, and move-in prospective residents
Administrative & Maintenance Management
Ensure leasing reporting is accurate and submitted on a timely basis
Lead emergency response on-site; coordinate with staff and residents to minimize liability
Manage customer service and monitor maintenance service request turnaround
Maintain property appearance and ensure timely repairs with regular inspections
Plan and utilize property resources, equipment, and supplies efficiently
Direct maintenance, construction, and rehabilitation activities to ensure quality and timely completion
Education & Experience
High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or equivalent combination of education and experience
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Ability to operate on-site software and basic computer skills
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regularly communicate with others and perform tasks that may require repetitive motions; may require overtime, weekends, and night hours (emergencies)
Prolonged standing or sitting; movement between worksites as needed
Occasional climbing, lifting up to 25 lbs, operating tools and vehicles, and exposure to various environmental conditions
Licensing & Equipment
Must have reliable transportation due to on-call requirements
Compensation & Benefits
Salary Range: $23 per hour to $27 per hour. Asset Living offers a comprehensive total rewards package including medical, dental, vision, life, disability insurance, 401(k) with employer matching, and eligible bonuses. Full-time employees receive paid sick days and company holidays.
