Assistant Community Manager The Assistant Community Manager reports to the Community Manager and oversees the everyday operations and financial functions of the housing community. The role optimizes cash flow through delinquency and rent collection, manages personnel, leasing, maintenance, financial, administration, and risk management in the Community Manager’s absence, and ensures compliance with company policies, safety, fair housing, and liability guidelines.
Responsibilities In addition to the duties outlined below, preferred experience for affordable assets includes:
Minimum 1 year experience with affordable housing programs such as LIHTC, HUD, Section 236, PRAC, 811 PRA, USDA Rural Development, HCD, HOME Funds, and Bonds.
Affordability accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or related designations are preferred but not required.
Essential Duties & Responsibilities Financial Management Post all payments and income accurately, timely, and efficiently.
Process and reconcile daily account receivables.
Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
Support the property in meeting budgeted revenues, expenses, and Net Operating Income.
Post all resident charges, including utility bill backs where applicable.
Manage end‑of‑month closing procedures and reporting.
Maintain accurate records and audit resident files for accuracy.
Walk units and post move‑out charges, statements, and security deposit refunds.
Personnel Management Regular/daily on‑site attendance is required.
Screen, hire, train, coach, and develop on‑site staff.
Provide ongoing training, coaching, and counseling in compliance with training benchmarks.
Promote harmony and quality performance through effective leadership.
Ensure staff compliance with company policies and procedures.
Leasing management: Ensure leasing techniques obtain closures, proper follow‑up, lease signing, documentation, and accurate reporting.
Implement marketing strategies as outlined in the annual marketing plan.
Handle resident complaints, concerns, and requests to ensure satisfaction.
Develop and implement resident retention programs (e.g., resident functions, promotions, newsletters).
Effectively show, lease, and move in prospective residents.
Administrative Management Deliver excellent customer service and monitor maintenance call turnaround.
Maintain property appearance and ensure timely repairs through regular inspections.
Assist in supervising all business functions related to operations.
Plan and use property resources, equipment, and supplies economically.
Education / Experience High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one‑to‑two years related experience and/or training; or equivalent combination of education and experience.
Basic computer skills and ability to use on‑site software.
Basic knowledge of Fair Housing laws and OSHA requirements.
Physical Requirements Regularly required to stand or sit for prolonged periods, repeat wrist or hand motions, and maintain accuracy and thoroughness.
Frequently must move about to accomplish tasks.
Occasionally required to ascend/descend ladders, stairs, scaffolds, ramps, or step stools; move objects up to 25 lbs; operate machinery or power tools; operate motor vehicles or golf carts; work overtime, weekends, night hours; work in confined spaces or extreme temperatures; and be exposed to hazardous chemicals.
Salary Range $16 per hour to $18 per hour
