Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on‑site leader, you will manage all phases of operations—including personnel, leasing, maintenance, financial, administration, and risk management—to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Requirements for Affordable Housing Experience
Minimum of 2 years’ experience with affordable housing programs, including LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA Rural Development (515), HCD, HOME Funds and Bonds)
Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations preferred but not required
Essential Duties & Responsibilities
Personnel Management
Regular/daily onsite attendance required
Screen, hire, train, coach, and develop on‑site staff
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
Complete weekly/daily office & maintenance staff schedules and assignments
Document and address performance problems, communicate with supervisor and HR, and terminate where appropriate
Promote harmony and quality job performance through support and effective leadership
Ensure staff compliance with company policies and procedures
Financial Management
Achieve highest possible net operating income through cost control, revenue & leasing improvement, identify trends, recommend strategies, and adjust as needed
Develop yearly operating budgets and forecasts
Monitor timely receipt and reconciliation of deposits, rent collections, and charges
Monitor vendor invoice receipt, reconciliation, and coding
Ensure property closeout is completed on time and ownership financial reports accurate
Strategic Leasing Management
Develop yearly marketing plan and utilize marketing strategies & systems
Ensure staff leasing techniques effective in obtaining closures, meeting follow‑up procedures, signing/documenting leases, and reporting systems accurate
Deal with resident complaints, concerns, and requests to ensure resident satisfaction
Develop & implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.)
Effectively show, lease, and move in prospective residents
Administrative & Maintenance Management
Ensure all administrative & leasing reporting accurate, complete, and submitted timely
Lead emergency team for the property within company guidelines to minimize liability
Maintain excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
Maintain property appearance and ensure repairs inspected and completed timely (requires regular property inspections and tours)
Plan and utilize property resources, equipment, and supplies economically (obtain bids/pricing, handle inadequate service, etc.)
Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., walk units to ensure make‑ready and work orders completed)
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly required to stand, use hands to finger, handle, or feel; reach with hands and arms; talk or hear; frequently walk and sit; occasionally stoop, kneel, crouch, or crawl; occasionally lift or move up to 25 pounds.

License / Equipment
Must have reliable transportation due to emergency on‑call requirement.
Compensation & Salary
Salary Range: $18 per hour to $20 per hour.
