Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will contribute to delinquency management and rent collection to optimize the property’s cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management in the absence of the Community Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities
Financial Management

Post payments and income from all applicants, current residents, and non-current residents accurately and timely.

Process and reconcile daily account receivables.

Monitor and follow up on bad debts, including preparation of late notices, resident and guarantor contact, and filing evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non-current resident accounts, including bill-backs of utilities where applicable.

Handle end-of-month closing procedures and reporting.

Maintain accurate and organized records; audit resident files for accuracy.

Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

Regular/daily on-site attendance is required.

Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives.

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Promote harmony and quality job performance through supportive leadership.

Ensure staff compliance with company policies and procedures.

Strategic leasing management; ensure effective leasing techniques and documentation.

Implement marketing strategies and systems as per the annual marketing plan.

Address resident complaints, concerns, and requests to ensure satisfaction.

Develop and implement resident retention programs (e.g., events, promotions, newsletter).

Demonstrate and lease units; facilitate move-ins for prospective residents.

Administrative Management

Provide excellent customer service and monitor maintenance service request turnaround.

Maintain property appearance and ensure timely repairs through regular inspections.

Assist with supervision of all business functions related to operations.

Plan and manage property resources, equipment, and supplies, including obtaining bids and working with vendors and contractors.

Education/Experience

High School Diploma or equivalent; Bachelor’s degree preferred, or two years in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.

Ability to operate onsite software and basic computer skills.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to remain in a stationary position, communicate with others, and perform repetitive motions with wrists, hands, and fingers.

Frequent movement around the property; occasional climbing of ladders, stairs, and other structures; ability to move up to 25 lbs; work in various environments including extreme temperatures and outdoor conditions; may require overtime, nights, and weekends for emergencies.

Salary Range: $20 per hour to $22 per hour.
