Community Manager – Overview of Role
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability considerations.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance issues; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
- Promote harmony and quality job performance of staff through support and effective leadership
- Ensure staff compliance with company policies and procedures
- Financial Management
- Achieve the highest possible net operating income through cost control and revenue and leasing improvement; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of all vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure leasing techniques are effective in obtaining closures; ensure follow-up, signing/documentation of leases, and reporting systems are accurate and up to date
- Address resident complaints, concerns, and requests to ensure resident satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management
- Ensure administrative and leasing reporting is accurate, complete, and submitted on a timely basis
- Head emergency team for the property; ensure proper response and handling of all property emergencies with staff and residents within company guidelines to minimize liability
- Manage customer service and monitor service request turnaround and responsiveness of maintenance staff
- Maintain property appearance and ensure repairs are noted and completed on a timely basis
- Plan and utilize property resources, equipment, and supplies economically
- Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Position requires regular communication with others, ability to work overtime, weekends, and night hours (emergencies)
- Frequent standing or sitting for extended periods; ability to move about to accomplish tasks
- Ability to ascend/descend ladders, stairs, and perform tasks in varied environments; ability to lift and move objects up to 25 lbs
License/Equipment
- Must have reliable transportation due to the emergency on-call requirement
Salary
Salary Range: $63,000 per year to $76,000 per year
