Role
COMMUNITY MANAGER The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing personnel, leasing, maintenance, financial administration, and risk management. The on-site leader supervises all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety, fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily on-site attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance issues; document appropriately, communicate with direct supervisor and HR, and terminate as necessary
- Promote harmony and quality job performance through support and effective leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Achieve the highest possible net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of all vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies & systems
- Ensure leasing techniques effectively achieve closures; follow-up, signing/documentation of leases, and reporting systems accuracy
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter)
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure all administrative & leasing reporting is accurate, complete, and submitted timely
- Head emergency team for the property; coordinate proper response and handling of emergencies with staff, residents, and buildings
- Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness
- Maintain property appearance and ensure repairs are noted and completed promptly, including regular property inspections
- Plan and utilize resources, equipment, and supplies economically (e.g., solicit bids, address inadequate service)
- Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly required to communicate with others, use hands, and work overtime, weekends, and night hours (emergencies)
- Regularly required to remain in a stationary position, or move about to accomplish tasks
- Occasionally required to ascend/descend ladders, stairs, and perform tasks in various environments, including outdoors and in confined spaces; ability to lift up to 25 lbs
License & Equipment
- Must have reliable transportation due to the emergency on-call requirement
Compensation & Benefits
At Asset Living, compensation decisions consider factors such as skill set, background, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and potential commissions and performance bonuses. Full-time employees also receive paid sick days and company holidays.
Salary Range: $70,000 per year to $80,000 per year
