Job Description Summary
The role manages the day-to-day operations of an assigned property, overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The position ensures compliance with Company policies, Fair Housing, ADA, FCCA, and other applicable laws governing multi-family housing operations.
Responsibilities
Provide input into budgeting by analyzing financial statements, reviewing marketing data, and evaluating operational reports to predict performance.
Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial reports.
Approve vendor invoices, reconciling work performed, verifying certificates of insurance, coding charges to the appropriate Chart of Accounts, and managing communication between vendor, accounting, and owner.
Control expenditures to stay within the approved budget and maintain the petty cash fund.
Oversee lease enforcement: approve resident applications, adjust discounts and renewal leases, conduct inspections, comply with notice requirements, handle evictions, and enforce late fees and charges as per lease terms.
Gather and analyze current market and economic trends; implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.
Promote resident satisfaction and retention by responding to complaints, queries, and requests promptly and taking appropriate actions; ensure maintenance staff meets company standards for service requests.
Conduct regular property inspections to maintain safety, cleanliness, and appearance standards.
Supervise property staff: interview, hire, orient, train, and manage performance in line with Company policies and business practices.
Assist in managing the client/owner relationship by meeting owners, conducting property tours, providing performance updates, and responding to owner requests.
Complete various accounting, financial, administrative reports, and perform other duties as assigned.
For California: use the California Lease File Checklist to ensure all lease documents are compliant and consistently organized.
Schedule: Monday‑Friday with rotating weekends.

Qualifications
Bachelor’s degree in Business Management, Real Estate, or related field (preferred).
4–6 years of relevant experience in property management, sales, marketing, and customer service capable of managing day‑to‑day community operations, resolving complaints, maintaining financial records, driving revenue, and coordinating a team.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented and self‑motivated; able to work independently, lead, and collaborate.
Specialized Skills
Hold all licenses and certifications required by State and Local jurisdictions.
Valid driver’s license to operate a golf cart on property and ensure staff with access also have valid license.
Proficiency with Internet, word processing, spreadsheets, and databases.
Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite).
Management and supervisory skills for hiring, directing, evaluating, and managing team members including maintenance specialists.
Travel / Physical Demands
Work in an office environment and frequent exposure to outdoor elements; must access all property areas.
Push, pull, lift, carry, or maneuver up to 20 lbs independently and 50 lbs with assistance.
Routine local travel may be required for bank deposits, training, outreach, or other necessary tasks.
Compensation
Salary Range: $85,000 – $95,000.
Additional Compensation
Base salary plus quarterly or annual bonus program based on individual and company performance (Corporate Positions).
Base salary plus weekly, monthly, and/or quarterly bonuses (Onsite Property Positions).
