Job Description Summary
Our Community Manager is responsible for the day‑to‑day operations of an assigned property, leading the team, managing resources, and achieving budgeted financial and operational goals while ensuring compliance with policies, Fair Housing, ADA, FCCA, and other applicable regulations.

Job Responsibilities

Provide input into budget development by analyzing financial statements, marketing data, and operational reports.

Meet targeted revenues by setting rent rates, collecting rent and fees, depositing funds, and preparing monthly financial status reports.

Approve vendor invoices by reconciling work performed, verifying certificates of insurance, coding charges, and coordinating communication.

Control expenditures to stay within budget while managing the petty cash fund.

Oversee lease enforcement: approve applications, discounts, renewal leases; conduct periodic inspections; follow notice requirements; evict residents and collect late fees as allowed.

Analyze market and economic trends and implement marketing and leasing strategies to meet occupancy and revenue goals.

Promote resident satisfaction and retention by responding to complaints, questions, and requests and ensuring maintenance team compliance with service standards.

Conduct property inspections to maintain safety, cleanliness, and appearance standards.

Supervise staff: interview, hire, orient, train, and manage performance.

Assist in client/owner relationships: meet owners, conduct tours, provide updates, and respond to owner requests.

Complete accounting, financial, administrative, and other reports; perform additional duties as assigned.

For California only: manage lease process using the California‑specific Lease File Checklist.

Basic Knowledge & Qualifications

Bachelor’s degree in Business Management, Real Estate, or related field preferred.

4-6 years of relevant experience in property management, sales, marketing, and customer service, managing day‑to‑day operations, resolving complaints, maintaining financial records, increasing sales, and coordinating teams.

Ability to manage multiple priorities in a fast‑paced environment.

Excellent communication, conflict resolution, and customer service skills.

Detail‑oriented, self‑motivated, and capable of working independently, as a leader and as part of a team.

Specialized Skills

All required licenses and certifications per state and local jurisdictions.

Valid driver’s license to operate a golf cart and ensuring staff also have valid licenses.

Proficiency in internet, word processing, spreadsheets, and database management for reports and employment documents.

Strong proficiency with property‑management software (preferably Entrata, Yardi, and/or OneSite).

Management and supervisory skills for hiring, leading, evaluating, and managing staff, including maintenance specialists.

Travel / Physical Demands

Work mainly in an office but may have frequent exposure to outdoor elements and hazardous conditions.

Physically access all interior and exterior parts of the property and amenities.

Push, pull, lift, carry, or maneuver up to 20 lbs independently and 50 lbs with assistance.

Routine local travel for bank deposits, training, outreach events, or other tasks required for daily responsibilities.

Compensation
The salary range for this position is $105,000 - $110,000.

Additional Compensation: Current Base plus eligibility for quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonus programs (onsite property positions).
