Job Description Summary
This role manages the day‑to‑day operations of an assigned property, leading the team, managing resources and finances to achieve budgeted goals, and ensuring compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws.

Job Description

Provide input into the development of property budgets through analysis of financial statements, market information, and operational reports.

Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection, banking deposits, and preparing monthly financial status reports.

Approve invoices, reconcile work performed, ensure certificates of insurance, code charges, and manage vendor communication.

Control expenditures within approved budget, maintain petty cash fund.

Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, enforce notices, evictions, and collect late fees.

Analyze market and economic trends, implement marketing and leasing strategies to reach occupancy and revenue goals.

Promote resident satisfaction and retention by responding to complaints and coordinating maintenance.

Conduct regular property inspections to ensure safety, cleanliness, and appearance standards.

Supervise, hire, orient, train, and evaluate property staff in line with company policies.

Manage client/owner relationships: meet owners, conduct tours, provide performance updates, and respond to owner requests.

Complete accounting, financial, administrative reports and perform other duties as assigned.

For California positions: manage lease process using the California Lease File Checklist.

Basic Knowledge & Qualifications

Bachelor’s degree in Business Management, Real Estate, or related field preferred.

4-6 years of relevant experience in property management, sales, marketing, or customer service in apartment communities.

Ability to manage multiple priorities in a fast‑paced environment.

Excellent communication, conflict resolution, and customer service skills.

Detail‑oriented, self‑motivated, able to work independently and collaboratively.

Specialized Skills

Required state and local licenses and certifications.

Valid driver’s license to operate a golf cart and ensure staff have valid licenses.

Proficient with Internet, word processing, spreadsheets, and databases.

Strong proficiency in property management software (Entrata, Yardi, OneSite).

Management and supervisory experience with staff and maintenance specialists.

Travel / Physical Demands

Work in office and frequently visit property; must access all exterior and interior areas.

Lift up to 20 pounds independently and up to 50 pounds with assistance.

Routine local travel for bank deposits, training, and outreach events.

Additional Compensation

Corporate Positions: eligible for quarterly or annual bonus based on performance.

Onsite Property Positions: eligible for weekly, monthly, and/or quarterly bonus.
