Job Description Summary
This role manages the day‑to‑day operations of an assigned property, including managing team members, daily activities, and resources to achieve budgeted financial and operational goals and ensuring compliance with Company policies, Fair Housing, ADA, FCCA, and other regulations governing multi‑family housing.

Job Responsibilities

Provide input into the development of budget(s) by analyzing financial statements, marketing information, and operational reports.

Meet targeted revenues by setting rent rates, ensuring timely collection, making bank deposits, and preparing monthly financial status reports.

Approve invoices from vendors, contractors, and service providers, reconciling work and ensuring valid certificates of insurance; manage communication with vendor/contractor, accounting, and client/owner.

Control expenditures staying within the approved budget and manage the petty cash fund.

Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, follow notice requirements, evict residents, and collect late fees as allowed.

Gather, analyze, and interpret market and economic trends, implementing short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.

Promote resident satisfaction and retention by responding to complaints, resolving service issues, and ensuring maintenance team compliance with standards.

Conduct regular property inspections to ensure safety, cleanliness, and appearance standards.

Supervise property staff: interview, hire, orient, train, and manage performance per Company policies.

Assist in managing client/owner relationships, conducting tours, providing updates, and responding to owner requests.

Complete various accounting, financial, administrative, and other reports as assigned.

For California only: manage the lease process using the California Lease File Checklist.

Basic Knowledge & Qualifications

Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.

4‑6 years of relevant experience in property management, sales, marketing, and customer service, sufficient to manage day‑to‑day operations, resolve complaints, complete financial records, increase revenues, and coordinate team work.

Ability to manage multiple priorities in a fast‑paced environment.

Excellent communication, conflict resolution, and customer service skills.

Detail‑oriented and self‑motivated, able to work independently, as a leader, and as a collaborative team member.

Specialized Skills

All required licenses and/or certifications as required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property, ensuring all on‑site staff who drive the cart also hold a valid license.

Proficiency in Internet, word processing, spreadsheet, and database management programs for required reports and documents.

Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite).

Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage supervisors and maintenance specialists.

Travel / Physical Demands

Work primarily in an office environment but may have frequent exposure to outside elements; must physically access all interior and exterior parts of the property.

Ability to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.

Routine local travel may be required for bank deposits, training, and outreach events.

Additional Compensation
Employee pay is determined by business requirements, prior experience, skills, and geographic location. Base salary may be supplemented by bonus programs.

Corporate positions: quarterly or annual bonus program based on individual and company performance.

On‑site property positions: weekly, monthly, and/or quarterly bonus programs.
