Job Description Summary
This role manages the day-to-day operations of an assigned property. The Community Manager oversees the team, resources, and budgeting to achieve financial and operational goals, ensuring compliance with company policies and all applicable housing regulations.
Responsibilities
Provide input into the development of the property budget by analyzing financial statements, marketing data, and operational reports.
Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports.
Approve vendor invoices, reconcile work performed, manage insurance certificates, code charges correctly, and communicate with vendors and accounting.
Control expenditures within approved budget limits and manage the petty cash fund.
Oversee lease enforcement by approving applications, managing renewals and discounts, conducting apartment inspections, serving proper notices, and collecting late fees and other charges as permitted.
Analyze current market and economic trends, implementing short- and long‑range marketing and leasing strategies to achieve occupancy and revenue targets.
Promote resident satisfaction and retention by responding promptly to complaints, questions, and service requests, and ensuring resident requests are resolved in a timely manner.
Conduct regular property inspections and take action to maintain safety, cleanliness, and appearance standards for property, grounds, and amenities.
Supervise property staff, including hiring, orienting, training, and performance management in accordance with company policies.
Assist in managing the client/owner relationship by meeting owners, conducting property tours, providing performance updates, and responding to owner requests.
Complete various accounting, financial, administrative, and other reports and perform additional duties as assigned.
For California locations: manage the lease process using the California Lease File Checklist to ensure all documents are complete, compliant, and organized.
Basic Knowledge & Qualifications
Bachelor’s degree preferred in Business Management, Real Estate, or a related field.
4‑6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage a community’s day-to-day operations.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented, self‑motivated, and capable of working independently, as a leader, and collaboratively with a team.
Specialized Skills
Required licenses and/or certifications as mandated by state and local jurisdictions.
Valid driver’s license to drive a golf cart on property; all staff with cart access must also have a valid license.
Proficiency in Internet, word processing, spreadsheet, and database management programs.
Strong proficiency using property management software (preferably Entrata, Yardi, and/or OneSite).
Management and supervisory skills sufficient to hire, lead, evaluate, and manage subordinate and team members, including maintenance specialists.
Physical Demands & Travel
Work primarily in an office environment with occasional exposure to outside elements; must be able to access all interior and exterior property areas.
Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
Routine local travel may be required for bank deposits, training, outreach events, or other daily responsibilities.
Compensation
Salary Range:
$87,000 - $92,000
Corporate Positions: eligible for quarterly or annual bonus programs based on individual and company performance.
Onsite Property Positions: eligible for weekly, monthly, and/or quarterly bonus programs.
