Unit Count: 295
Schedule: Monday to Friday, weekends if required.

Responsibilities

Provide input into budget development by analyzing financial statements and market data.

Meet targeted revenues by setting rent rates, ensuring timely collection, preparing financial reports, and making bank deposits.

Approve invoices, reconcile work performed, and manage vendor communication.

Control expenditures, maintain petty cash fund within approved budget.

Oversee lease enforcement: approve applications, renewals, conduct inspections, and manage evictions and late‑fee collections.

Analyze market trends and implement marketing strategies to achieve occupancy and revenue goals.

Promote resident satisfaction by resolving complaints, monitoring service requests, and ensuring maintenance standards.

Conduct property inspections to maintain safety, cleanliness, and appearance standards.

Supervise staff: interview, hire, train, and evaluate performance according to company policies.

Assist in managing the client/owner relationship through meetings, property tours, and performance updates.

Complete accounting, financial, administrative reports, and other assigned duties.

For California locations: manage lease process using the California Lease File Checklist.

Basic Knowledge & Qualifications

Bachelor’s degree preferred in Business Management, Real Estate, or related field.

4‑6 years of relevant experience in property management, sales, marketing, or customer service.

Ability to manage multiple priorities in a fast‑paced environment.

Excellent communication, conflict resolution, and customer service skills.

Detail‑oriented, self‑motivated, capable of working independently and collaboratively.

Specialized Skills

All required state and local licenses and certifications.

Valid driver’s license for golf cart operation on property.

Proficiency in internet, word processing, spreadsheet, and database programs.

Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite).

Excellent management and supervisory skills for hiring and leading a team.

Travel / Physical Demands

Work primarily in an office environment with regular outside exposure.

Ability to access all property parts and manage physical tasks such as lifting up to 20 lbs independently and 50 lbs with assistance.

Local travel for bank deposits, training, and outreach events may be required.

Salary Range
$85,000 - $95,000 per year.

Additional Compensation

Corporate positions may qualify for a quarterly or annual bonus program based on performance.

On‑site property positions may qualify for weekly, monthly, or quarterly bonus programs.
