Floating Community Manager - Owed Assets

Job Description Summary
This role manages the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources to achieve established budgeted financial and operational goals. It ensures compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other relevant laws.

Key Responsibilities

Provides input into property budget development by analyzing financial statements and operational reports.

Achieves targeted revenues through rent setting, timely collection, bank deposits, and monthly financial reporting.

Approves vendor invoices and manages vendor communications and insurance certifications.

Controls expenditures within budget constraints and manages petty cash fund.

Oversees lease enforcement, including application approval, lease renewal, inspections, notice compliance, evictions, and fee collections.

Analyzes market trends and implements marketing and leasing strategies.

Promotes resident satisfaction by resolving complaints and ensuring maintenance responses.

Conducts property inspections to maintain safety, cleanliness, and appearance standards.

Supervises staff through hiring, training, performance management, and alignment with company values.

Assists owner relations, providing performance updates and responding to owner requests.

Performs additional accounting, financial, administrative duties as assigned.

For California locations: manages lease process using the California Lease File Checklist.

Qualifications & Requirements

Bachelor’s degree in Business Management, Real Estate, or related field preferred.

4–6 years of relevant experience in property management, sales, marketing, or customer service, including financial record-keeping and team coordination.

Ability to manage multiple priorities in a fast‑paced environment.

Excellent communication, conflict resolution, and customer service skills.

Detail-oriented, self‑motivated, capable of independent, leadership, and collaborative work.

Specialized Skills

All required licenses and certifications for local jurisdictions.

Valid driver’s license for golf cart operation and overseeing staff who operate the cart.

Proficiency in Internet, word processing, spreadsheets, databases, and reporting.

Strong command of property management software (Entrata, Yardi, OneSite).

Management and supervisory skills for hiring, directing, evaluating team members including maintenance specialists.

Travel / Physical Demands

Office‑based work with frequent exposure to exterior areas; must access all property parts.

Capability to push, pull, lift, carry, or maneuver items up to 20 pounds independently and 50 pounds with assistance.

Routine local travel for bank deposits, training, outreach, and other job duties.

Compensation
Salary range: $90,000 – $95,000.

Additional Compensation

Corporate positions: eligible for quarterly or annual bonus based on performance.

Onsite positions: eligible for weekly, monthly, and/or quarterly bonus programs.
