Job Description Summary This role manages the day-to-day operations of an assigned property, including team leadership, resource management, budget control, and compliance with company policies and applicable laws.
Responsibilities Provides input into the development of budgets through analysis of financial statements and operational reports.
Sets rent rates, collects rent and fees, makes bank deposits, and prepares monthly financial status reports.
Approves invoices, reconciles work performed or products purchased, and codes charges to appropriate chart of account codes.
Controls expenditures within the approved budget and manages the petty cash fund.
Oversees lease enforcement, including application approvals, renewal leases, inspections, notices, evictions, and late fee collection.
Gathers, analyzes, and interprets market and economic trends to implement leasing strategies.
Promotes resident satisfaction and retention by responding to complaints and resolving resident service issues.
Conducts property inspections to ensure safety, cleanliness, and appearance standards are met.
Supervises property staff, including hiring, training, and performance management.
Assists in managing the client/owner relationship through meetings, property tours, and performance updates.
Completes accounting, financial, administrative, and other reports as assigned.

Basic Knowledge & Qualifications Bachelor’s degree in Business Management, Real Estate, or related field preferred.
4‑6 years of relevant experience in property management, sales, marketing, or customer service.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented, self‑motivated, and able to work independently and as a collaborative team member.
Specialized Skills All required state and local licenses and/or certifications.
Valid driver’s license to operate a golf cart on property.
Proficiency in internet, word processing, spreadsheet, and database management programs.
Strong proficiency in property management software (Entrata, Yardi, or OneSite).
Management and supervisory skills for hiring, leading, evaluating, and managing subordinates, including maintenance specialists.
Travel and Physical Demands Work in an office environment with frequent exposure to exterior elements.
Must physically access all exterior and interior parts of the property.
Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and up to 50 pounds with assistance.
Routine local travel for bank deposits, training, outreach events, or other duties.
Salary The salary range for this position is $80,000 - $85,000.
Additional Compensation Corporate Positions: Eligible for a quarterly or annual bonus program based on performance.
Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
